Aradia @ Lake City KL North: JV between Country Garden and the team behind Desa Park City.
A very traditional, yet, functional, BBQ pit, where people can sit around the pit and have a good chat. Not just 1 pit, but there's 3 pits! There's also the water cooler at the BBQ pit area, the type of water coolers that you see in at the airport where people can get cold, filtered drinking water. Yes, a water cooler, not just at this BBQ area, but also at other spots throughout the development.
It's so refreshing to see a different style of execution for the facilities. It could be due to influence and experience of the developer, who happens to be one of the biggest in the world, Country Garden.
Couple that with a local developer, the team that has successfully transformed Desa Park City to what it is today, and you have Lake City KL North!
This is the first phase of a huge 80-acres mixed development master plan, located in KL.

Congratz!!! Very, very nice property. After doing so many property reviews, The Reach still ranks No.1 in terms of the view of KL City Centre skyline. Not too near and not too far. You get to see everything at a glance and the sky infinity pool is just awesome!!!

Are you referring to purchase or to rent? 1st hand, when purchased back then from the developer - it's RM300k. Due to the demand and the overall value for money of this project, the sub-sale price now is much higher, which is a very rare occurrence for newly VP-ed properties in today's age.

Any comments on the High tension wires beside, isn't it too close for EMF exposure? Could you please share your thoughts and insights on this? Appreciate your help.
It's negligible. Based on what I learned during my uni days (doing my degree in mechanical engineering), the EMF generated is of very low frequency. Anyway, best way to validate, and objectively, is by getting an EMF meter. Can buy from Lazada or Shoppee. As cheap as RM50 I think but decent one would be closer to RM100. Then can measure and compare at different locations.

What is the 31st floor like?
You're referring to the view? Since nothing special on Level 31, just units only, no facilities. If you're referring to the view, it will largely depend on which orientation. Facing towards the back (similar to the unit I reviewed) will be the best.

I think the project is missing a nice spacious lobby. Roof top area look very tight making the pool look not so attractive. Unit layout is ok, just that without balcony. Ya I like the elevated jogging track.
Yeah, I agree with your views. If they would have make the lobby bigger, would have been a wolrd of difference. Either make it bigger or double volume. From outside, looks decent, doesn't look that cramp. Elevated jogging track looks awesome but not sure how practical it is in real life (to jog)

Yes, possible but not ideal. Distance is about 600m, which is fine but no proper pathway to walk. During day time, should be fine.

Pada pendapat I, SkyAwani 4 gempak coz of the surrounding, that is a key component. Jarang ada project macam SkyAwani 4 yang ada such 'open, modern and colourful' surroundings. Tapi kena maintain la, community kat sana. While Trion2, surrounding memang out, very dead, the industrial area, after 6pm. And its old, tu yang buat macam miserable. Nevertheless, location is key. Nak gi TRX, jalan kaki 7min, MRT 3min, walk to office maybe another 5mins, dah sampai.

TRX MRT station is the next station from Chan Sow Lin MRT station. Literally only 1 min++ ride.

Yeap, one of the rare property which has vast greenery on the facilities floor (which is not ground floor). But the plants are overwhelming on the elevated sky bridge, should be properly trimmed. I'm guessing they will do that once the 2nd phase is completed. The other property which has nice greenery and I think you'll find impressive is "Emerald Hill". Can check out that video too.

Aria luxury residence looks amazing. Any ideas if this can be rented for a 1/3 month period initially, to later renew for a longer term lease? I'm visiting KL soon for a 3 month trip to explore, and hopefully make it my permanent home.
Hmphhh....1~3 months is too short a period for such property rental. You would likely need to get a AirBnB instead.

Typically , it's 1 year contract but no lock in period per se. Deposit is usually 2.5~3 months but could be more for foreigners without strong background (local employment, university acceptance letter...etc)

Many facilities provided but doesn’t look high end, exsim did better job in terms of facilities dress up and workmanship etc
In general, yes, Exsim has the upper hand based on past projects. But there are also some misses by Exsim, such as Expressionz Professional Suites @ Jalan Tun Razak. In general, as a property gets closer to the city centre, generally harder to give good facilities while maintaining the an attractive price.
