- This project has a nice cosy gym and also a swimming pool. But what if I were to tell you this property is RM300k nett for a 800++ sqft unit consisting of 3 bedrooms and 2 bathrooms? What would be your first thoughts?
"For sure it's a RumaWIP/Residensi Wilayah project! Or a Rumah Selangorku. Or PPAM or some other government affordable housing scheme."
That would be your immediate thoughts, right?
No, this is NOT an affordable housing project. It is a private project, freehold and a residential title. And because it's NOT an affordable housing project, that also means there is no restrictions or moratorium when it comes to selling or renting. Yes, you can buy it during the launch so as long as you have the money. No requirements such as 1st home buyer, income below a certain amount and so on. You can also immediately flip it upon VP and make a handsome profit, without having to wait for 10 years. Or you can rent it out too, instead of having to occupy it on your own because of some restrictions in renting out.
Unbelievable, but true!
So let me sum that up again. RM300k, 800++ sqft for a 3 bedrooms 2 bathrooms unit, freehold, residential title and NOT a government affordable housing scheme.

Wah, mahal tu kalau RM10 untuk 24 jam. Sepatutnya, kena la bagi beberapa jam. Practice biasa ialah caj hanya kalau overnight parking. Kalau parking beberapa jam je, kebiasaannya free je.

Any comments on the High tension wires beside, isn't it too close for EMF exposure? Could you please share your thoughts and insights on this? Appreciate your help.
It's negligible. Based on what I learned during my uni days (doing my degree in mechanical engineering), the EMF generated is of very low frequency.
Anyway, best way to validate, and objectively, is by getting an EMF meter. Can buy from Lazada or Shoppee. As cheap as RM50 I think but decent one would be closer to RM100. Then can measure and compare at different locations.

Are you referring to purchase or to rent? 1st hand, when purchased back then from the developer - it's RM300k. Due to the demand and the overall value for money of this project, the sub-sale price now is much higher, which is a very rare occurrence for newly VP-ed properties in today's age.
