  • This condo is another project that is big on intertwining its development with nature. So much so, that they have built this playground with as much natural resources as possible. The stairs is made from solid wood and it wraps around a tree!
    There's also a nice cascading waterfall at one end of the building which forms into a creek and this creek flows from one end of the building all the way to the other end! Within the creek, you have fishes that swim happily and gracefully.
    Have I mentioned there is also a 200m++ elevated skybridge? All this are part of the 150,000sqft of diverse landscaping of this project.

      Yeap, one of the rare property which has vast greenery on the facilities floor (which is not ground floor). But the plants are overwhelming on the elevated sky bridge, should be properly trimmed. I'm guessing they will do that once the 2nd phase is completed.
      The other property which has nice greenery and I think you'll find impressive is "Emerald Hill". Can check out that video too.

    nice view... I don't think you can enjoy it with the balcony open tho, the noise is deafening, but even closed it is a nice backdrop to your living room at night. The facility looks a bit unkempt, landscaping maintenance with overgrown trees like that is a challenge unless the supervisor is a green thumb. Personally, I hate any sort of continuous running water for a condo. My parent's house has a koi pond and the monthly electrical bill for that pond is about RM200, so I can't imagine how much the pump energy costs, looking at it my guest would be 2 or 3k per month. I'm a JMB member so I guess the feeling is more aggravated, owners ask for many things under the sky but 90% have no idea about the JMB cost and budgeting..and I'm doing work for free lol, btw for my condo the water pump for tanks electrical monthly is about 5k-8k. Keep the the good work Jack..always enjoyed watching your property review.

      Unless it's high up enough, then the noise might not be so noticeable even with the sliding doors opened. Yeap, agree with you on the unkempt plants, very obvious that the workers did not do any pruning to the plants. Really need a proper gardener with green fingers to upkeep the whole landscaping.
      Wow, did not expect the electrical bill for the pond to come up to RM200 for your parent's house. I thought only electrical items with heating elements would really spike up the bill. Yeah, I feel you on the part of residents/owners asking for everything under the sun, yet, many don't even pay their dues promptly. Have also served on the committee before for the place that I'm living at. I don't mind volunteering/working for free, but when people don't appreciate it, then it gets demotivating.

    What is the 31st floor like?

      You're referring to the view? Since nothing special on Level 31, just units only, no facilities.
      If you're referring to the view, it will largely depend on which orientation. Facing towards the back (similar to the unit I reviewed) will be the best.

    I watched iherng's (shawn tan) review of this development 2 years ago and i must say, it really hasn't matured well. I think the developers had taken on more than they can handle. I wonder how it will look like in another 2 years. Unit looks ok but overall facilities looked super neglected. Its going to be a jungle in no time.

      Maintenance could certainly be better. The fact that most of the facilities are locked up itself is pretty sad. That booking is required in advance, even for the more common facilities, such as the sky deck and also sauna. Unheard of, to have those 2 facilities locked.
      Plants are not prune also and for the most part of it, looks wild, especially on the elevated bridge. Nevertheless, am optimistic they will do a proper round of upkeep upon VP of the final 2 blocks which is expected to be end of this year. Otherwise, would be a rather sad sight for the new home owners for that phase, to get keys to their newly constructed unit, yet, have facilities that are not maintained properly.

      Thanks for the compliments. Not anytime soon, unless it's a huge and sizeable landed development. Must be strata so that there are facilities. Otherwise, if just the unit, the review will be too plain.

      Yeah, risk of congestion is certainly there. And unsightly that people are parking the cars at the road side (which isn't meant for parking). Best way to go about this is to lodge official complain to DBKL and they will come and issue summons while also towing away the cars.
      Thereafter, barriers with the plastic chain to be placed along the road, just enough so that people won't double park, yet, still sufficient to function as a 2 lane road for each way. Have seen this executed for certain developments such as Z-Residence at Bukit Jalil.
