RC Residences @ KL: BIGGEST residential project ever with 5k+ units but I like! Type A, 800sqft 2R2B

  • At a glance, this project is intimidating! It makes one feel small, or at least, that's how I felt. Looking at this monstrous project, consisting of 12 blocks over 22 acres of land, with more than 5,748 units!!!!
    It's easy to built 12 random blocks but it's a separate thing altogether to plan and execute perfectly these 12 blocks, so that the traffic flow is smooth, with multiple ins and outs. There's also a pedestrian bridge to the other side of the road, for those who want to take the LRT for their commute.
    I have a unit at Parklane OUG, which is the predecessor for the "biggest residential project in KL" title and that rental property of mine is still going strong. I'm convinced that RC Residences will do just as good, if not better.

    If anyone thinks this project is considered a high density project, wait until you see Astrum Ampang. Due for completion in 2026, that mixed development project has 5,225 units of residential units, over a land area of 6.23 acres! So it's 10% less residential units than RC Residences, yet, only 1/3 the land size of RC Residences. Noted that Astrum Ampang will have some smaller units, such as the SoHo transit, which is only a 1 bedroom and 1 bathroom, but it will also have serviced apartments in it's later phases, which range from 2 bedrooms to 3 bedrooms units.
    Purely simple calculation, the density of Astrum Ampang will be a mind boggling 838 units per acre!!!! Compare that against the 261 units per acre. 😱

    I bought this project. Actually the reason why I bought it is because there is no other project around it except for one apartment which is razak mansion. Compared to other places, this one is low dense based on the surrounding area itself just like what the owner of the video replied in the comment section here. My unit is also 1062sqft, with 3 rooms and 3 bathrooms. Lol.. Plus, there are 200++ shoplots below it. So the condo itself in my opinion is already a mini city by itself. Below our blocks got 3 schools (2 primary schools n 1 high school under construction), kfc, marts, 7eleven, cafes, restaurants, hypermarkets, etc. .. I hate having to drive to go to places. So by just going down to get what I need is really convenient.. hahahah.. n like i said.. the area around it doesnt have other projects.. if u compare it to buildings in setapak area, it is a very huge difference of density.. n rc residences is just less than 5km from the city center as well. I did regret my choice when our condo went viral, but now no more. Cuz the condo itself is a ‘city’ on its own and not surrounded by any housing projects. Sorry for being repetitive 😂😂

      New condo coming soon 1km away from rc residence. Vista adesa and radium adesa. Total unit about 2000 so will further add more jam to the area

      Everytime I saw this RC Residence, I wondered what type of mentality of the people who bought this kind of house. It is as high density as fxxx man. Poor workmanship, narrow walkway and corridor inside the house, limited view, tiny pool in each block to cater all the residence? etc etc and you name it. And also god bless it will have proper maintenance and control over the years if not, it will swarm with foreigners who will rent here. Will this kind of environment be good for your family? Please don't say there is no option, there are plenty of decent apartments/condos in KL area which is also at a strategic location. But as to say, it is the house owner's choices. So, good luck to them

      Yeah, it has all the basic elements in place - affordable, decent location (close to city centre), connectivity (highway, LRT), amenities (retail shoplots), education (public school).

    Block B & C infinity pool. All car park floors ,to park at your parking bay, will need access card in & out to your own particular floor only. .you cannot go in to other parking floors

      I recall vaguely that I somehow managed to drive onto Level 2 and also Level 3 of Block B packing. And also crossed easily over to block A without any barrier.

      Nice. But best view would still be the units of the other side of blokc C and D that are facing KL view. Also, those in block D that is facing Bandar Malaysia.

      Yes, Bandar Malaysia will surely have MRT station. As a matter of fact, it will have not only 1 but 2 stations (already allocated in the plans, you can Google it up).
      The bigger concern is when will Bandar Malaysia be developed? 2 years? 5 years? 10 years?
      And once its developed, will there be a connecting overhead bridge across the Lebuhraya KL-Seremban?
      If yes, then RC Residences will really become a hot property.

    Overall workmanship looks ok for a medium cost apartment. Materials can't expect much, but feel homey despite so high density. Surprisingly, the rental or subsale asking price are quite high in the property portal, i wonder whether the market demand so good for this

      For the unit that I was visiting, didn't look to good the workmanship. The window for the toilet was so bad... 😅
      But the material was decent at a glance.
      Certainly will have price pressure in the next few years for sure. Will be tough as desperate owners will throw price shortly.

    How could the developer deliver vacant possession when the facilities are not ready especially the supposedly gym room which is glaringly empty?

      Unfortunately, for the submission drawing to local council, you don't need to go down to such details. It's jz the space that's allocated, that has to be built, for it to be completed. All the loose items, such as gym equipment, playground fixtures, potted plants, seating areas...etc are not needed for VP approval from local council.
      For those who took the optional furnishing package, all those are also equipped once owners takes VP. Owner is supposed to do defect inspection and once satisfied, then only will the developer furnish it according to the furnishing package details.

      @JackChang27 ohh, so that's the grey area? There may be the chance that they will not fill up the gym with equipments in the future? Judging that they're providing free maintenance for the first few years.

      @alvinsoong123 They will fill up the gym, that much I'm confident. Just that it wasn't needed for the VP process. My take is it will be over the next few months. VP first will be able to allow developer to collect a fair chunk of balance progress payment

      You are referring to windows of the bedrooms, right? Because most, if not all condos, even high end ones, the main door and kitchen/yard will face the internal walkway/airwell oh.

      It is just a serviced apartment indeed, isn't a condo, be it mid or high range. Selling point is the proximity to city centre and its affordability, never about being luxurious.

    Not bad mah .. even for PL OUG, the entry price is not high. Rental with 6% yield for full furnished. Not sure why so many negative comments..

      Perfectly good and fine to me. My Parklane OUG is doing extremely well. Fully furnished and rented out for RM1.9k.

      Am planning to review a fully furnished unit, the one that is offered by the developer, but it won't be anytime soon. If I do that reciewz will try to get my hands on this 3 rooms 3 bathrooms unit.

      Yeap, betulz. The only big greenery is at the entrance, beside block D and block A, at the corner of the development.
      For more affordable housing, usually there is no greenery as it will result in higher maintenance, since need to have gardener to maintain.

      Based on what they did for Parklane OUG, not really a surprise. They were confident based on past experience and further double down by making it even bigger, while connecting all the carparks together. The connected bridges on the carpark floors gives it that "big, huge ass mini self sustaining town" vibe.

      I will choose M-Vertica over RC Residences. If we analyse further, M-Vertica is about 10%++ more expensive from per square feet rate, but
      - much better facilities
      - closer, nicer and covered walking path to a newer MRT station, Maluri
      - also connected to LRT Maluri station
      - walking distance to premium mall, Sunway Velocity.
      RC Residences has potential *IF* Bandar Malaysia takes off and there is direct access across the KL-Seremban Highway. There's alot in the plan for Bandar Malaysia, including the High Speed Rail (HSR) between KL-Singapore.

      Not that bad lar. RC Residences has many units, but in terms of density, it is still less than many other projects in Klang Valley. For example, Trion @ KL, with 1,344 units over 4 acres of land, equals to 336 units per acre.
      For RC Residences, 5,748 units over 22 acres, it's 261 units per acre.

      @izatazk Nice, that you're an owner and you are happy with your choice.
      I bought Parklane OUG many years back (also similar concept and by the same developer, but slightly less units at 4k++), people were also saying its a mini HK and no future. I lived there for a year and it is very convenient with many shoplots down below on ground floor. Up to today, that rental property of mine is doing very well. 😁

      Yeah, the workmanship in some parts, like the toilet window, badly misaligned as shown in my video. Didn't notice at the other areas but overall, I would say it's OK and normal for this price range.

      Interesting statement, can't be too sure if the HDB in Singapore is indeed better. In order to validate this, let me work out something, if I can arrange for a review of a HDB unit in the coming months. Compare their HDB vs our RumaWIP.

      @steelknight2682 I jz did a review of their private condo in downtown city centre (walking distance to Orchard), property mahal gila wei and kinda chekai. Our average condo here is way better and much more affordable indeed.
