- All modern day condos are high in density. Developers are always figuring out ways to maximize the amount of units that they can legally squeeze into any piece of given land. Hence, it's common to hear of condos with a density of 200~300 units/acre, especially in KL. Yes, KL as in Kuala Lumpur and not just Klang Valley, which sometimes includes semi-urban areas.
BUT.....
This condo, which was just completed late last year in 2023, is the exact opposite. It's low densed and it's extremely affordable. How low dense is it? It's less than 60 units/acre! And it cost the same as a RumaWIP in terms of rate (RM/sqft)! Yet, it's a private condo which means no 10-year moratorium which is what one will be tied with for every RumaWIP purchase.
Feast your eyes on these facilities, which are all located on the ground floor!!! Vast piece of land, so much land, that it's still so empty and spacious with lots of greeneries and landscaping all around.
The facilities are top notch! Look at the flooring used for the futsal court! It's not concrete yo!!!! Simply amazing, the value that this condo has to offer.

Ya meh? Sunway projects also not that much of land though. If anything, this project mimics the kem-kem tentera, where it's big and spacious with lots of land, with the facilities all on ground floor.
design really reminds me of those mid-tier apartments developed 30-40 yrs ago.
not sure how this development will hold up in terms of maintenance for the next few decades considering the low density and low maintenance fees, targeting same market as rumahwip and prima as well....
Yeap, exactly. It's an apartment from decades ago, where such developments were low rise with plenty of land. 500++ units with a maintenance fee including sinking fund of RM0.20/sqft would be challenging indeed.

wow what's up with all that floor tiles defect stickers? Are those a major issue? Does the developer really would amend it?
Yeah, more often than not, when engaging an external defect contractor, this is the outcome - all the stickers all over!
Whether of not the developer fixes it, that's a different thing altogether. The defects needs to be validated if it's severe enough. Tile defects are very subjective - it can be a small portion of hollowness (30%).
Just curious why is there a mortuary room in the development?
It is actually a compulsory facility for RumaWIP projects. It's quite a list - multi-purpose hall/meeting room, surau, management office, kindergarten, mart, mortuary handling room, laundry, reading room/library and recreation room/indoor play room.
Hence, all RumaWIP's will have the above facilities and even affordable housing projects that are non-RumaWIP will follow it closely.

Balcony is really a very individual preference. For those that fully utilise it, it's a dream come true. For those that don't, it's a nightmare to maintain.
how much is the monthly maintenance fee ?
It's approx RM0.20 for maintenance fees and sinking fund. Hence, about RM230 for the 1,140sqft unit.

Yeap, agreed on that. This is a common feedback that I get. Essentially, it was the video quality, which was 4K 30FPS. As such, I've upgraded my equipment recently - to a 4K 60FPS capable device. Hence, much smoother and won't get dizzy when watching.
Videos that go live from end May will be using that new device!
@@JackChang27 To add on, your video has too much echo. You need to invest in a good mic if you want to get serious in this. As the other commenter said, you need to get rid of this first person view style coz it feels so dizzy. You better start practicing and presenting yourself in front of the camera now

Nevertheless, noted that the video isn't smooth, hence, am getting a better device with a smoother frame rate.
