In todays video I take you through a step by step process of how to create an AD on agentGo . AgentGo is is an easy to use lead generation platform for real estate professionals that helped me find a new tenant for one of my investment properties in just 8 days. I ran the ad for 4 days which only cost me R400 or $26 and and I managed to get 34 leads in just 4 days.

    when you did the change, does the new bond start again on the 20 year term, or do they adjust the term as per your previous remaining term?

    There was fees, you just didn't pay for it with your money, credit card or loan. You should have also gotten a refund of I could guess R16 000 if your loan was about R800 000. You are now looking at 12.75... I would love to be your property finance guy. You would be amazed by how I compare your current loan to what it could be and I explain and how you how much you can actually save while having various options available.       TWO WEEKS? From first contact to my clients accepting my final offer is max 5 working days on receiving all documents. The initial approval will only take me 2 hours.

    banks don't give free money. there must have been fees for lawyers etc, you getting initiation fee back its not free money you paid for it. all they do is pay for some fees, do tell how your current situation is

    But i have a question is you say for instance you cancel your bond at bank A now you apply for a new home loan at Bank B,but after a few days they say to you but you are not successful for a new loan at Bank B then what will the. Happen with the Bond you cancelled at Bank A

      that is why there is a 3months cancellation period for cancelling your bond with the bank. any time during those three months you can go back and continue with your bond repayments - as long as the three months hasn't lapsed.

    Hi Yolz. Have you considered putting in a large sum into your principle loan agreement to reduce the term or loan amount? I think it might be beneficial or does it have some disadvantages in home loans?

    Hi Yolz, thanks so much for this super informative video, its making me consider a move as well! Were the bond registration costs added to your overall home loan amount (similar to the process for initiation costs), making it that you didn't have to pay them upfront? Or did FNB completely cover those costs?

      Hi @venturekat please do consider the move. FNB completely covered the costs. Just ensure you give your current bank 90 days notice period to cancel your bond so you don’t incur any penalty fees.

      Cover or waive the costs, cover can mean that YOU still pay the R27k odd for attorney transfer fees over 20-30 years whichever you chose. I worked for FnB, banks don’t give free money. How are you doing now with the 11.25% interest rate?

    Thanks Yolanda. So what happens if you want to buy new developments property where they offer 10% for first buyers. Can you still negotiate the asking price so they could further lower it down?

      yes. always see if you are able to get a lower price. you lose nothing from asking and it also depends on the demand of the properties in that development.

    Cash flow is ideal when the plan is to scale up. But selling now will be a mistake for you because you have already paid for transfer costs. Unless the place has appreciated drastically, you'd be loosing money. I'd rather put more money into the bonds to make my monthly repayments lower. Use the R800 to put into the negative cash flow property

    Your definition of an asset is incorrect, an asset is everything you own that has value, what you are referring to is an investment property.

    So basically if I have cash to buy my home, lets say R900 000 property, and let's say I'm buying straight from a Developer... I only need... Just my emergency funds. 🤯 😲 I basically dodged all costs 😢 ♥ 😆 Right???

      haha if you get funding from the bank then yes - emergency fund will save you from the lows of renting our property.
