Good question! It depends on the estate and what is specified by the body corporate. Thats why its important to read and understand what the levy amount entitles you to

Hey Sis . A week later but this has been lingering in my mind. What about actual free standing houses in estates? Does one own the house and the land on the house or like you said not only a “section” of the whole land but not really specified?

Hey sis. This would depend on the estate - there isn’t a one rule fits all. In some estates you own the land and in some you don’t - just always ask the right questions and make sure you fully understand what you are buying :)
