    Every landlord's nightmare! I had a tenant living in my property for about 2 years rent-free.

    Sorry for the comments in dribs and drabs. A question a bit on the left. Which bank are you saving your emergency funds so ensure you don’t have easy access to them? Thanks a lot

      Tyme Bank. You actually want to have easy access to your emergency fund so that if there is an emergency you can withdraw the money with no issues (liquidity). I use Tyme bank because I can get the highest interest rates with them. Up to 7% which is really great

    Hi Yolz. Have you considered putting in a large sum into your principle loan agreement to reduce the term or loan amount? I think it might be beneficial or does it have some disadvantages in home loans?

    Would you write a book guide?

    Hi Yolz. I want to ask. Is reducing your rental price on your property connected in any way with your Levies, or the Board of Trustees of the complex, or is what you do with your apartment your thing alone?

    • @PropertyTalkWithYolz
      @PropertyTalkWithYolz  Před rokem +1

      You decide on the rental amount - its not influenced by your levies or board of trustees. You need to assess the average rental amount in yur area and make sure you are competitive. this is why its important to buy in the right area.

    Hi girl, I just bought a property with a tenant in it and their lease agreement ends in Aug but I wanted to move in earlier. Can I get them to leave earlier and if no do you have any advise on how to handle a tenant?

    • @PropertyTalkWithYolz
      @PropertyTalkWithYolz  Před 2 lety +1

      Hi Amo. Best thing to do is to honour the agreement with the tenant until the lease ends. Let them know now that there will be no renewal of the lease once it ends so they should look for a place closer to the time for 1st Sep and if they can they are also welcome to move out earlier - however you are bound to honour the lease agreement until it ends. Most tenants are understanding have a conversation with them and maybe you two can get to some sort of agreement :) hope that helps.

      @@PropertyTalkWithYolz it does thank you so much.
      So for the rest the lease term what should I do to make sure it's a smooth process?

    • @PropertyTalkWithYolz
      @PropertyTalkWithYolz  Před 2 lety +1

      @@amompyatona8754 make sure the current lease agreement is valid until end Aug. Add a clause that says the lease ends in Aug and the tenant needs to sign it so that there are no issues when its time for them to move out. Make sure everything is on paper to avoid issues
