Capital growth or cash flow? This is the age old debate when it comes to property investing. Which one is better?
There is no one size fits all and a combination of both would definitely be the winner but I am definitely team cash flow. I like to think of it as follows:
Cash flow is money that you are making today. Monthly profit from your rental.
Capital growth is money that you will be making in the future ie generational wealth that you might not benefit from directly.
This channel focuses on all things property - breaking down all the property terms and practices in a relatable and simple way. Anyone can be a property investor, join me on this journey as we learn, engage and unlearn the property investment world.

Quick question, in all your experience, what would you say is your minimum cash flow benchmark (value or percentage) for a worthwhile property investment?
To be honest the more cash flow there is the better but most investors look for an ROI of atleast 10% ( also if the stock market can give you higher returns then it might be simpler just investing there - some investors look for an ROI that can beat the stock market). How to calculate ROI is total annual cash flow of a property/total purchase cost of the property - I’ve done a cash flow calculation video you can check out :)
