Does the inspector need to be there when your plumbing the concrete Also do they need the receipt from the concrete truck to see the yards
Hey Max, often during the concrete placement the bolts get pushed around. Good finishers will hold them or straighten them as they go. Then you should wait about an hour or more to remove the anchor mates so you don’t mess them up while removing the nails. If you have crooked bolts after the pour wait a few days for the concrete to cure and then take a 3/4” piece of black pipe and you can straighten the bolts by bending them. Don’t hit them with a hammer or you’ll damage the threads. Hope that helps.
I’m not an engineer but typically you want the footings portion of the foundation to be in direct contact with the soil for structural stability. Especially in earthquake territory.

I wonder why the barrier isn’t required under the footing as well- I guess this just keeps the majority of the moisture out of the slab
Hey Jesse Thanks for the videos I was curious about your experience with these blue anchor bolt holders~ is it a pain if they all don’t come out plumb and even? How do you work the sill plate on in that case? You got a lot of cool projects up here! Are you doing most of the disciplines yourself? Keep it up Happy 4th
Does the hot water line insulation go through the studs/blocks? Or just the pex? Seems like it would be a big hole to get the insulation through.
The drill hole should be just big enough for the PEX. The insulation is then cut to fit between the studs or joist. It looks continuous but it’s not.
Why no main breaker in your sub panel, isn't it required
Do you have a hot water heater specific for your ADU? I was going to submeter, but I need a hot water meter; and those are only available in the non-positive-displacement models.
Believe it or not, often in California the water heater is included in the T24 energy calculation. Sometimes even the specific model is described. You could check there to see if it is listed. If not you could use any electric or gas boiler that meets your needs.
I make everything. And because idk drywall crews just dont care or pay attention. Ive added a $60.00 back charge fee for every plug switch or fixture covered by drywall. We had a job last year where they covered up 6 receptacles and 4 can lights in the same house.

Because the outlet boxes are blue. Keeps everything simple and easily recognizable. 😊
Blue is what I had on hand. If you have a large project you may want to use a more consistent system to document things. In the end you just want to know where things are.
How are those meters working out I’m pretty sure you can’t install those in the vertical position you need a different model
Not sure where you got that info. From the manufacturer - “Can be installed in any position, vertically or horizontally, dial facing upwards or downwards or side-way, water flowing downwards or upwards. Good for outdoor use, pit application.”
Which concrete company did you use in San Diego? I'm having a hard time finding one that will show up
I do all my own concrete. If you have a framing or plumbing crew lined up ask them for who they have worked with. Try craigslist but check for a license. Also, just drive around looking for concrete trucks and try talking to the workers. You want to get a good concrete guy to make sure your bolts and holddowns are in the right spot. You may need special inspections on the steel and hold downs, so make sure that’s done before pouring. Also, UFER GROUNd has to go in the footing
What kind of engineer did you need? A structual engineer? Also where would you recommend finding one? Just google?
Yes, a structural engineer is typically all you would need. If your lot is complicated you may need a soils engineer. But usually it’s just structural for the city permits. Most architects or designers already have ones that they work with and can tell you if it’s necessary or if you can use standard details.

I'm sure your water utility has a tiered system for billing water usage. I'd like to know how you went about calculating the water bill using the same or similar tiered system. Thanks!
This was for a client’s property so I don’t have info on how they split the billing with their renters. I would imagine it wouldn’t be too difficult to split it based on usage percentages and if one renter was consistently pushing he bill up into a higher tier maybe apply the higher rate to their portion??

Really great video, going to watch the rest of the series. I was wondering how you vented the dryer? Looks like it's going out through the roof? I might have to do that and was wondering if it's acceptable to just go straight up?
Absolutely, roof or wall is fine. Try to keep the vent line as short as possible and with minimal elbows. Maximum length allowed is 35’ from dryer to wall or roof termination. However each 45 degree bend counts as 2-1/2’ and each 90 degree bend counts as 5’. An example would be 20’ of straight duct with (4) 90’s would be considered 40’, which is too long. Also, make sure you have a closing flap (but no screen) on your vent hood. This type of hood prevents critters from entering the duct but allows lint to blow out when the dryer is running. A screen will clog with lint and should only be used on bathroom or range hood exhaust lines.

I hope you are able to. Studios are highly profitable with minimum cost and impact. Usually just 1 person living on your property.

I saw your pre pour inspection video but did you have to have the under slab plumbing inspected before covering this up with dirt/gravel/rebar? Edit: I just saw it mentioned in #3 👍🏼

The neighborhood is heavily signed with no SB10. But we haven’t had any issues.

If you don’t have enough fall, 1/4” per foot for 3” and 1/8” for 4”, you can install a pump.

Its not a ground its a bond. Gas lines must be bonded to water line outside then grounded there as well.
Thanks for all your detailed and informative videos. I’m currently waiting for stamped plans for our project in HB CA. converting my garage into Jr ADU, and adding an Attached 1 bedroom ADU in the back. So Cal Gas co has a multi family manifold so each unit will have its own meter, Electricity each unit will have its own meter. One of My biggest expenses will be the main water line. I have a 3/4” from the city but not big enough. So at this point I’m just going to bite the bullet pay for adding the extra two meters and each unit will be completely individually metered and in the long run will pay for itself. Aside from adding extra value being completely individually metered. It can be a landlords nightmare when it’s not. Do you have any experience with Solar panels and is it Worth if. I want to get Tesla panels for the main house and power wall.

We did upsize our gas meter but not the water meter. You can calculate your fixtures and distances to find out if it’s required. Often times you can reduce something and fall under the number that triggers a needed upgrade. Of course if you don’t get enough pressure then you will want to upgrade them.

I'm super curious, why did you wrap all your linesets in tape? What tape did you use?
The tape is just to keep the electrical wire and insulation all tight in one line.

Typically this is your second inspection. First inspection is your underground sewer. Some cities require a preconstruction inspection, where they look at your overhead electrical lines, and your site survey along with setbacks.

Why did you go with 2x6 framing? How much more does it cost over 2x4s?
The architectural plans called out all 2x6 construction. This is actually very standard for this area. You can build with 2x4 which saves some money (approx 33%) for studs. The main reasons are insulation requirements were R-21 for exterior walls. Also, it’s very hard to fit all the plumbing in 2x4 walls, so often plumbing walls will be 2x6.

@@Rambleon444 max rating you can get in a 2x4 wall is R-15. R-21 for 2x6. Generally I prefer 2x6 framing but recognize there are benefits to 2x4. Especially if you need to maximize space and are only going 1 story. You can always use a 2x6 wall for plumbing where needed.

Hard to say without seeing the plans and existing conditions. Probably around $12-$15k

Dude, of course we have questions. Starting out like, what brand of meter is that? What’s the price of 1 meter? Are they reliable? Do your tenants complain about them?
DAE PD-75 Lead Free - They work great. These are just the basic meter, you can also use a gateway and track the usage on-line, or pay a service to do the monitoring and billing for you.
How do you find how to track usage online? Also, how do you meter a sub panel? Super helpful!

@@joshwhite8819 you can get a 100A smart circuit breaker installed in your main panel. Any load drawn through that circuit can be tracked. It’s the same idea as the water meters. It all comes down to how on hands you want to be and how much you want to spend on your setup
@@URBNBLDRS thank you! If you could do a video about this further I think you’d get good views. A lot of people don’t know this is possible, I’m searching online about adu stuff all the time. This is the first time I’ve seen this possibility. I’ve been planning to install a dual meter but I have solar panels on my main house and by adding the dual meter my adu would miss out on the solar savings. So if I’m to rent to Airbnb or traveling nurses I’d miss out on the savings so this is a great idea to be able to track but still get the benefit of both. Thank you!

Great video - very thorough. When doing my static test for the DWV I had 1 small leak and it was at the clean out… added some teflon tape and that fixed the problem.

Can i use 1/2 rebar or 1/2 inch copper for the electrical ground?? Did you connect the main sewer line 4 inch to the existing sewer line prior to the inspection?? good work.
20’ of 4AWG copper wire or 20’ of 1/2” rebar at the bottom of the footing. The sewer connection will be made later. You just need the under slab plumbing inspected.

@@URBNBLDRS Thanks, going to have to just do the next best thing. Got buddies in the trades, one is a sheet rocker. We’ll pull one wall next to our kitchen, maybe a closet. That’s most of the worry. Going to pack it like you’ve shown. Really, thanks. I’ve looked at so many videos now-but what you’ve got there looks like the safest, surest way. There’s is some insulation and sound board there, but not nearly enough. We’ll foam seal the pipes, like you show. Quiet the electrical boxes. Use that same Rocksol. 👍💪💥
