    So the condenser is being used for both the ADU and your garage? How does the electricity split work? I guess you're just billing the tenant yourself rather than having a separate power meter? Kinda hard to figure out their exact usage though.

      Currently my solar is over capacity so it runs everything and then some. I didn't install separate metering for any of the utilities. It all comes down to how you want to use the ADU and how much you want to spend. Separate gas meter $. Separate elec meter $$. Separate water meter $$$$$. But you can always install submeters if you want.

    What mini split system did you use (ductless, wall mount. Multi zone, etc)? Thanks for the videos

      We used a Mitsubishi 36,000 btu mini-split with 3 heads. 12k in living room, 6K in bedroom and 18k in garage. I have an excellent installer if you are interested.

    which model tankless is that Rinnai? What is the uef? thanks

      Hi Sammy. We used the RUS65e with a Uniform Energy Factor of .86. We could have used a lesser efficient unit except that with the addition of our skylights we had to increase the efficiency to meet T24.

    Were solar panels required? ADU is looking beautiful!

      Thanks!! At the time that my permit was approved SD was not requiring solar panels. But the requirement changed recently. This is the current requirement for ADU's taken from bulletin 400.
      ADU Solar Photovoltaic Systems
      1. Newly constructed ADUs are subject to the California Energy Code requirement to provide solar panels if the unit(s) is a newly constructed, non-manufactured, detached ADU. Per the California Energy Commission (CEC), the panels can be installed on the ADU or on the primary dwelling unit.
      2. ADUs that are constructed within existing space, or as an addition to existing homes, including detached additions where an existing detached building is converted from non-residential to residential space, are not subject to the California Energy Code requirement to provide solar panels.

      RUS65e, with a maximum of 130,000 BTU, can deliver 6.5 GPM of hot water
