- Everyone wants to know the best way to build an ADU or granny flat, and how much it actually costs. I'll break it down for you using Southern California pricing as of March 2022.
The spreadsheet includes the cost for design in the DIY column, but we didn't actually spend that amount since the project docs were done in-house.

I am looking into building an ADU in Riverside County. Are you familiar with the Cal-Hfa grant for 40K? It's designed to offset some of the cost and encourage more development of ADU's. Thanks for creating great content!
Yes, I am a little familiar. From what I understand the grant can be used to offset your soft costs, not the construction costs. You have to use their banks for the loan and your contractor has to be approved as well. It’s a little bit of work but hey, $40K isn’t for nothing.

Where do people have so much money for adu? How much can you rent for this small adu pay back the cost? Not to mention the property taxes will increase. Who can afford $2k adu rent for 300sq feet?
Depending on your location, ADU’s are an excellent return on your investment.
Where did you purchase your lumber?
Try taking your lumber list to the pro desk in Home Depot. For large enough orders they can give you a discount beyond their published price on certain items. Use a good lumber yard for specialty items like beams, fascia etc. try Dixieline.
Lumber prices are still high right now. But looks like they are starting to dip. Timing your buys might save you some funds.
Does anybody knows how much would be the framing (Labor) cost for a 500sq ft??
Hard to say without seeing the plans and existing conditions. Probably around $12-$15k
