DIY ADU Update #10 - Insulation

  • We are a husband and wife DIY team building our own ADU. From the design and preparation all of our construction documents, (Yes, you can prepare your own documents!), to the demo and hauling of our existing garage. As of June 2021, we have approved building permits, funding, and it’s time to get serious. Rather than hire a general contractor, or even attempt to general it ourselves, we have opted to do the majority of the construction ourselves. DISCLAIMER: we are not Nubes to the construction industry, however we've learned the process of tackling an ADU is as exciting as it is complex with a steep learning curve. But we're determined to do it LEGALLY and according to current ESG initiatives, which includes following San Diego’s recycling program, adding solar and a EV charging station.

    Thanks for this. My contractor totally blew this, and now I have an expensive fix to do before the second year tenants. So pissed.

      @@URBNBLDRS Thanks, going to have to just do the next best thing. Got buddies in the trades, one is a sheet rocker. We’ll pull one wall next to our kitchen, maybe a closet. That’s most of the worry. Going to pack it like you’ve shown. Really, thanks. I’ve looked at so many videos now-but what you’ve got there looks like the safest, surest way. There’s is some insulation and sound board there, but not nearly enough. We’ll foam seal the pipes, like you show. Quiet the electrical boxes. Use that same Rocksol. 👍💪💥

      Yes, per T24 page. #2 HERS FEATURE SUMMARY required Field -verified for kitchen range hood & Indoor air quality ventilation.

    For the ceiling, why didn’t you just go with R30 insulation vs stacking R19 + R13 ? I’m buying all the materials and trying to see what’s more cost effective. Curious to find out if there’s a reason why you went with 2 different ratings.

      Great question Joel. We are in a high severity fire zone which requires a non vented eve. Using the two layer insulation design eliminates condensation from forming in the eve. Without ventilation mold can form. If you have a vented eve then just go with the R-30 batt. The air circulation will dry out any moisture that forms.
