Sub Meter your ADU for Water

  • Most homeowners interested in building an ADU ask about how to separate the utilities on the different units. A great way to control water usage is through submeters. In this video I’ll show the one way to set up your main dwelling and an ADU with separate sub meters for water.

    Do you have a hot water heater specific for your ADU?
    I was going to submeter, but I need a hot water meter; and those are only available in the non-positive-displacement models.

      Believe it or not, often in California the water heater is included in the T24 energy calculation. Sometimes even the specific model is described. You could check there to see if it is listed. If not you could use any electric or gas boiler that meets your needs.

    Gonna sub meter mobile homes. How does the wifi part work. Each mobile home would need a wifi?

      All the meters can be on the same Wi-Fi. So ideally set all the water meters in one location and then run your supply lines to the individual trailers.

    I'm sure your water utility has a tiered system for billing water usage. I'd like to know how you went about calculating the water bill using the same or similar tiered system. Thanks!

      This was for a client’s property so I don’t have info on how they split the billing with their renters. I would imagine it wouldn’t be too difficult to split it based on usage percentages and if one renter was consistently pushing he bill up into a higher tier maybe apply the higher rate to their portion??

    Dude, of course we have questions. Starting out like, what brand of meter is that? What’s the price of 1 meter? Are they reliable? Do your tenants complain about them?

      DAE PD-75 Lead Free - They work great. These are just the basic meter, you can also use a gateway and track the usage on-line, or pay a service to do the monitoring and billing for you.

      @@joshwhite8819 you can get a 100A smart circuit breaker installed in your main panel. Any load drawn through that circuit can be tracked. It’s the same idea as the water meters. It all comes down to how on hands you want to be and how much you want to spend on your setup

      @@URBNBLDRS thank you! If you could do a video about this further I think you’d get good views. A lot of people don’t know this is possible, I’m searching online about adu stuff all the time. This is the first time I’ve seen this possibility.
      I’ve been planning to install a dual meter but I have solar panels on my main house and by adding the dual meter my adu would miss out on the solar savings. So if I’m to rent to Airbnb or traveling nurses I’d miss out on the savings so this is a great idea to be able to track but still get the benefit of both. Thank you!

    How are those meters working out I’m pretty sure you can’t install those in the vertical position you need a different model

      Not sure where you got that info. From the manufacturer - “Can be installed in any position, vertically or horizontally, dial facing upwards or downwards or side-way, water flowing downwards or upwards. Good for outdoor use, pit application.”
