    I have a house with a casita attached in California, can you help me do the water/electrical submetering? Plus billing .

      Thank you for asking this question. Generally, it isn’t cost-effective to hire a submetering company to install submeters or provide billing services for one home. For a project of this size and scope, you are better served by self-performing. That being said, here are some tips that may help.
      1. Locate & Isolate - Locate the line that is supplying water to the home. There is likely a shutoff valve. That is where a water meter will go. For the electricity, if the smaller home has a separate electrical panel, that is where an electric meter will go. You will need to know the size of the water line (probably ¾ inch) and the specification of the electrical panel, which should be on an attached label at the bottom.
      2. Contractor - Hire a local plumber an electrician. They can conduct the installation and help you choose the correct meter. In many cases, they may have equipment recommendations. In many cases, the meter may be purchased at Home Depot. For instance, Home Depot sells Leviton Mini Meters, which is a good choice for a small electric submeter. I would go to their website as opposed to an actual store.
      3. Reading - ensure the meter can be read, i.e. it is located where you can get to it without disturbing a tenant.
      4. Calculation - When you receive the water or electric bill for the complex (both homes) total the utility charges and divide them by the number of units used. Using water as an example, total charges / total gallons = cost per gallon. Once you know the cost per gallon, charge the resident for the gallons they used. To calculate their consumption, you must have two-meter readings - this month’s reading and last month’s reading. This month minus last month = consumption. As a warning, make sure you know the increments the meter is reading in. A water meter that reads to a single gallon is very helpful. An electric meter that reads in kilowatt hours is preferable.
