    Hector, I need all those contractors here in the Bay Area… We have our permits here in the East Bay and are in the process of interviewing all these different contractors… it’s a real headache…but we will get through it.     Thank you for the video. I live in Alameda, CA, the sewer line and the water line can be connected through the main building's water and sewer lines for ADU. Just wanted to let you know so others don't have to spend thousands of dollars extra. Thank you.

      I am doing a garage to ADU conversion and was wondering the same thing about the underground plumbing. I got a little nervous when it was mentioned that you cannot connect through the main building sewer line. Good to know!

      No you don't need to submit plumbing or electrical plans. That's done after your ADU plans are approved. A license plumber or electrician has to pull those permits.

    Very Helpful Video.. I'm currently in process of building my ADU and at first I was going to do it all without permits. Ive changed my mind and decided to get everything permitted but I've covered up all the plumbing. All I have is a bunch of pictures to show the inspector. Do you know if Inspectors will allow pictures as proof of compliance??

      Nacho!!! From my experience my inspector will not look at pictures. He wanted to see the rough pipes every step of the way before we could cover up with soil. Other wise he will not sign the rough plumbing inspection card.

    Great video Hektor, I am also doing an ADU, and I was wondering if you have to put plywood all around the ADU or just the front?.. cause my garage don't have plywood at all.

    Who exactly cuts up the slab and does the digging on the interior? I have a demo company who can dig from my adu which is on the back side of my house to the front going around the house for 2k. I haven't considered the interior tho. The city will always make me dig this open even thought I already have plumbing?

    Great content. My only real question is how are you going to allocate water/gas/electrical w/o separate meters? Did you look into the costs associated with that? Thanks & Cheers.

      Michael city of LA does not require separate meters. I also did not want separate meters since I the ADU was going to be for a family member.

      That's the average. For a regular garage conversion it should be a bit lower depending who you hire to do the job.

    Hi Hektor - the sewer is include in your plumbing permit? Where did you connect your ADU sewer? did you run it all the way to the main sewer outside your property?

      @@larrysheran I'm an active Realtor since 2011, Ive invested in fixers before with a group of investors. Flipping property is so much fun. If i invest in another flip i might make a CZcams video lol. If you want a different approach to buying a house let me know i might have some tips for you. Even in this market i can negotiate a deal for the seller to drop the price.

    Your sewer line in your front yard is 3 inches or 4 inches ? If its 4 inches did the inspector make you change it ?

      I think it's 4" we verified with the inspector before we did any work and he approved it.

    I worked as a handy man /helper with a friends dad that owned a contractor business, I basically know how to do all the stuff myself, I was wondering if I did it under owner/builder what things can I do myself ?

    Wow this is helpful. I’m about to sign a contract and need clarification that my contractors are aware of of plumbing, water and gas line requirements. Is this standard ? Or is this specific to Los Angeles? I’m in San Diego.

      Sherry hello! You should clarify and make sure plumbing, water and gas lines are in the contract. Ask you contractor if he has experience building ADU projects and evidence of projects completed. The guidelines should be for the state of California however every city has their own rules. Call your designer and ask them if the plans call for specific ADU plumbing codes. The designer should know they deal with the city to get your plans approved. If the designer doesn't know get a new designer or go to the city yourself. Its a pain to go to the city but i did it.

    Hi hektor Great Videos. I am about to start my ADU. I got my city permit as a builder owner. Is that how you got yours?......a second question, whenever you brought someone in to do let's say electrical for example Did you provide the inspector with the electrician License #?

      The contractor has to pull your electrical, plumbing and HVAC permit. The city inspector does not ask for a license he will ask for a permit and that permit will have the contractors license.

      That's not true Hektor. As an Owner Build you can do the electrical plumbing and HVAC yourself and do not need a licensed electrician or plumber, you can do the work yourself the city inspector will look at the work and make sure it is up to code.

    Can you give me the information of the contractors you used? I am in the process of building an ADU but I hired a contractor to do the framing and he messed up the whole addition and abandoned the project. I gave him many chances to get it right and he couldn't despite being a "licensed professional". Thanks for your videos big help to homeowners. Keep up the great work.👍👍

      @@HektorCastillo I'm in framing stage right now., I'm looking for a framer that is honest. Your framer sounds like a good person to work with. I'm located in Panorama City and have had a few framers come by, but they are to busy or want alot of money up front. Please lmk if I can get in contact with them. Thanks for your reply.

    I want to build an ADU but I already have the bathtub, toilet, water heater and vanity installed without a permit, it was done by a licensed plumber about 20 years ago, you think this will be a big big problem, you think I have to tear down some of the drywall, based on your experience, you think II have to re-do everything, what do you think about it.       Josesito most likely you will need to tear down the drywall and maybe even the bathroom. You need to pass all your rough inspections to meet ADU codes. In regards to the plumbing it will need to be exposed for the inspector to sign off on the work. I had drywall, laminated floors and new electrical in my garage and the inspector made me tear it all down. If you have any other questions give me a call

      Contractors get in contact with me. I ask them a bunch of questions to find out their ADU experience and what pricing they offer client. If their pricing if fair I add them to my list 👍

      Armando, your license contractor has to pull a permit for electrical, plumbing and HVAC. The contractor will provide their info to the city when they pull the permits

      I did not use one general contractor. I used multiple companies/contractors to do the work. With this strategy there is no conflict of interest from one company. The framer does not know the plumber, this way when one contractor is done the next contractor will come along and do his specific job. With this strategy Ive had no overhead and everyone is done on time.
