    10:50 my yelp vinyl flooring guy subcontracted to a great flooring guy. I'm sure he pocketed a lot but he helped that guy deal with bidding, explaining to me what needed to be prepped, and explained the job in Spanish to the subcontractor. Made a big difference for being picky, but yea definitely paid for it.

    Hi Hektor, I love your videos! Thank you for the Infos that you relay in them. I wanted to ask if I can do the simple stuff such as dry wall, flooring, without a “license handyman/contractor” and get it inspected within city code? I understand that electric stuff and framing and plumbing would be from licensed contractor, You think I would be able to do the other stuffs? Thank you.

      Yes you can! as long as the work is approved by the inspection. I did a lot of work my self. I installed the insulation, windows, front door and a lot more

    Do you have to pay the inspector everytime they come?

    Did you call the inspector eveytime there was something done? Do they charge for every time they come? Do you use the same inspector?

      Erik yes we called the inspector at every time we finished something. No the city does not charge for re inspections. For the most part we had the same inspector however the stricter the inspector the better, this way your ADU will be build to last.

    hey hecktor,
    in one of your videos you mentioned you bought a pre-made bathroom or kitchen from a place in greater LA. my permits are about to be approved and i think i want to go that route for my adu. can you recommend a few places to check out please? thanks!!

      I think you are referring to my kitchen. The cabinets are pre-made for you or your contractor to assemble. This is the place I bought my kitchen from. By far they have the best prices and the quality is outstanding. For your bathroom vanity go to ikea. I have two ikea vanity's and they are going strong.

    Hi Hektor, why didn't you install a bathtub as it is much simpler? no hot mop inspections, tile, etc. just curious

      You may need an HVAC permit and only an HVAC company can pull one, however ask your city inspector if you need a permit otherwise the city inspector won't let you continue with your project.

    Hi Hektor, I live is the city of Paramount, Ca. and my husband and I are trying to get permits, roughly how much money goes into permits? We have ran into so issue because of unpermitted structures before we bought the property, So now we have to add more cash into our project.

      Every city has different set of fees. I would not know the fees for Paramount. The best thing to do is to call the city and ask them directly how much your fees will be. In general fees for a garage conversion are low. Fees for new construction are extremely expensive.

      @@HektorCastillo thank you, they just keep telling us they cant tell us until the application and plans are aproved. They also are telling us we have to hurry because codes will be changing june.

    I started watching your video two weeks ago. A friend of mine shared your video since we are planning to have an ADU unit here in San Diego. I have the same rant you have with contractors charging people way too much. It will be nice if prices with these trades are also regulated.

    Hi Hektor cool videos thank you so much. Once you have ADU set up with tenets and main house, how do you separate all the utility bills? Can the ADU have separate water & trash, gas, and electricity? How you can help no one seems to give me an answer on that one. Thank you.

      Mike If you want separate utility's that has to be called out during the drawing of your plans. Then the plans have to be submitted to Building and safety for approval. If you don't let the designer know the ADU will be built as default with the bills being paid by the main property.
