WORST Time to Buy?! 2024 Mid Year Real Estate Market Update
The 2024 real estate housing market has been anything but predictable so far here in the northeast metro Atlanta area. We saw bidding wars early on this year, then a slow-down in many areas as of late, but highly desired towns are still moving at full steam ahead. If interest rates come down later this year or next year, we will see an increase in buyers, which will drive prices up, so now is not a bad time to buy if you need to make a move.

May be the chicken capital of the world but also one of the trashiest towns, as bad as most inner cities! Also huge homeless population (with only a couple of shelters). No jobs, overcrowded, high crime rate in spite of the large police force, etc....
You’re not going to make it to better times eating all those McDonald’s nuggets! 😂. Seriously, we live in Whitfield County and prices are still incredibly inflated. We’re actually about to sell and trade our 2% interest rate for a 6.75%. When someone builds a loud park across from you, it’s time to move regardless of the hit.

i always wondered what makes a school "Great". Is it because the demographic is mostly white? Just curious.
It’s understandable that you have a skin in the game, but don’t mislead people that much. We already have pre-pandemic inventory numbers in metro Atlanta area.
I'm not sure what you mean when you say we already have pre-pandemic inventory numbers...are. you referring to the amount of homes for sale? May of 2019 there were 19,013 homes for sale according to data from FMLS. May of 2024 showed that there were only 15,405 homes for sale. That's an almost 19% decrease in homes available for sale--this is taking the Greater Atlanta Metro as a whole. It's more severe in areas like Cumming, Alpharetta, Johns Creek.
Why would anyone want to move to georgia? It's almost as backward, and poor as its nextdoor neighbors.
Is been dead ,when have anyone ever own property in the usa? Remember endless property taxes ,meaning your landlord will always be your government?
And they're bringing their driving habits to GA too! They're impatient, rude, aggressive drivers. They need to chill and be polite.

People dont understand that the prices of things are never going back down. This inflation is deeper than we think. Those buying groceries are well aware that the real inflation is much over 10%. The increments dont match our income, yet certain investors still earn over $365,000 in stocks and assets. Wish I could accomplish that.

Wouldn’t lower interest rates also increase the number of sellers thus increasing inventory? I feel there’s a large number of folks who are locked into a 3% rate and simply can’t afford to sell/move.

Yes and no...The challenge is that because majority of howeowners have a rate below 5%---even with rates dipping into the 6's, we likely aren't going to see a break in the log jam until we get into the 5's.

Yes, they do now! Two years ago when this was made, the new Chickfila, Taco Bell, Publix, etc. in Jefferson where not there yet.

I’d sum it up with - North Georgia is cosmopolitan, diverse and highly attractive, which makes it pricey. Not shocking given it surrounds the sixth largest metro area in the country. South Georgia (excluding Savannah) is off the beaten path, very affordable, and the locals may not take as kindly to newcomers lol

Nice video but you've ignored some areas south of Atlanta such as Peachtree City and Fayetteville. Granted, these are older communities but there are some great advantages to them such as warmer weather and closer access to both the airport and Florida. Of course, the problem with virtually any community or city in ATL is poor local roads and the resultant traffic nightmares.

Great video. If you think the paths were great when you visited, should revisit now that all the foliage is back. The trails really give you a deep in the forest feel. Kedron is pronounced Ked (ed) ron, not keydron though. Although we have our own traffic issues, I will take the southern metro over the traffic hell that is the northern metro every day of the week. A quick trip to College Park and hop on the MARTA and you are downtown, Midtown or Buckhead for shopping and entertainment without dealing with the traffic.
None of this is good at all. Prices needs to drop and interest rates need to fall. Inflation is killing people
I agree that prices are a pain! Unfortunately, I don't see any relief on the horizon when it comes to home prices. We need a major supply of inventory to meet current demand.

Not the "most exciting" information??? - It is a very important factor for us! Taxes at all levels are a consideration for seniors on where to live.
Till we make our move to Georgia, I will be 65 and my wife will be 63. We had been looking at Cobb County and Cherokee County, but have added Bartow County and Paulding County to our search list. How does Bartow and Paulding compare in regards to the school taxes ?

What is Stateborro like?
I will not recommend anyone to get HOA or a POA I would not want anyone telling me to get one I feel like if you're paying for the home why do you need someone telling you how to paint or upkeep your property that's insane 😮
