    Great video. The north ATL metro area is truly impressive. As someone who moved here nearly a decade ago, from Ohio, I'm constantly blown away by the level of development and prosperity taking place. Even better, so much of it is tastefully done. The blend of the natural beauty with man-made beauty... so many tree lined roads and tree-filled medians. Driving down Windward, North Point, and Westside Parkway are a visual treat and this beauty helps offset the negativity created by the traffic during peak times. Many beautiful areas in Suwanee and Cumming too, as you mentioned. I need to spend more time in Gainesville, I've only visited a time or two since I've lived here.

    Very happy with buying my home in Sugar Hill back in Apirl of 2018. I'm always going to Cumming for shopping but the drive not bad plus taking Buford Dam Rd is always lovely with Lake Lanier views and you will get much more home for the money. Amazing how much Sugar Hill has grown since 2018 and doesn't look to be stopping anytime soon.

    Would love to see a video about best places to purchase rural raw land in north Georgia. We are currently looking for 20-40 acres but not real sure which areas to look for or avoid. As always thank you for making these videos for people like me!

    Gainesville would’ve been my choice a year ago. Prices really have jumped up. So many huge homes available at 300k in 2003. Im happy to be in GA regardless. Great state with many beautiful cities. Shout out to Gwinnett County

    Mam, buying out a contract is NOT a bribe. gezzzzzz And, for people paying these unrealistically high prices will regret it soon. You can count on it.

      Say that to the homeowners who bought two years ago and everyone said the same thing...and yet their home values are up 6-10% compared to when they bought. At the end of the day you have to make sure it's right for you regardless of circumstances.

      I'm pretty sure she meant it in the colloquial sense and not the legal sense. If you offer someone money to do something other than what they are doing, you are bribing them. Obviously, it's not illegal unless it involves authority figures, politicians, etc (even though they get away with it constantly).
      Overpaying for a home is not ideal, but so long as it is your primary residence, it really doesn't matter that much in the long run. You have to have a place to live and it's better to own one, have tax deductible interest and property taxes, and have a leveraged investment vehicle which in the long run will appreciate due to the land on which it sits. It is speculators/investors who may end up regretting overpaying for a home because they're relying on a ROI which could turn out to be unachievable.

      @@MovingtoGeorgia -- There are already huge price reductions going on all over the metro area of Atlanta. Granted, there isn't a lot of them at the moment, but it is only the beginning. 2008 is coming again. We have nothing but lies upon lies coming out of DC and many national real estate firms doing their levelheaded best to push propaganda to keep home prices high. It will come crashing down and when it does it's going to make 2008 look like a garden party.
