  • When you buy a new construction home, you expect it to be in perfect condition, but if you're not picky with what builder you buy from, this is not always the case. Having a home inspection often uncovers some pretty large issues that may have been missed otherwise, and you need an experienced agent fighting for your rights throughout the whole process.

in TX it's hard to sue builders, warranties may or may not protect you, in GA I don't know what consumer protection homebuyers have

They are building these new construction homes in Georgia in 120 days. I was told 8-10 mos to build a home, so I picked a spec home. The 8-10 mos was not true. My list of repairs is enormous. 3 of my showers are leaking water into the walls and have been sitting open for 2 months. Mold was found in one of them. It’s unbelievable these homes are passing inspection.

It really all depends on the builder. Home builders like DR Horton or Lennar build in 4 months, builders like Toll Brothers usually take 9-12 months. I'm sorry you are dealing with those repairs!

consult a lawyer, review your contract, you may be able to sue under Georgia Deceptive Trade practices law

builders often do NOT use licensed plumbers for their work, this may be case here or they did a bad install, either way document everything with photos and get some legal help asap

most builders cheat ,and do shoddy work if they can, in TX I see this all the time even on million dollar homes, you need to watch construction as it goes along, it's hard today to find good workers, builders hire what they can get

worst mistakes I see are : plumbing done by non plumbers, poor foundations, bad paint jobs, warped framing due to bad wood, roofing issues, electrical work not up to code
