I hate the stress of a sell-and-purchase scenario, with all the bang-bang-bang double-closing and moving. We went through this with my daughter last year at this time; selling one home and buying another home, and having just two days to GET-OUT of the sold home, and moving all their stuff from one house to the other.
What do you think of this idea for someone moving from another state.
1. Acquire a short-term rental in the target area in North Georgia.
2. Move your stuff, and put non-essential items in storage close by.
3. Sell home in state they are leaving, AND
4. Start looking for the "near" perfect home in the target area. (I say near perfect, because no home is going to be 100 percent perfect).
5. Once the new home is acquired, move personal belongings in, and terminate the short-term lease.

This is definitely a great option and many buyers go this route! Some people do not want to move all of their belongings twice, so they prefer a back to back closing.
