We once went to a FSBO and pulled in the driveway and said, "No, I don't like the area." Since we made the appt. I said well, lets go in and take a quick look. It turned out to be the best home we viewed. It looked brand new, quality builder, gorgeous pool etc. The sellers took great care of this property and it showed. You just never know! SHOW UP if you make an appt.
I wanted to bring in an extra inspector for the HVAC system and my agent said no because it made her uncomfortable to ask. It possibly needed replacement and I wanted a price but can't get one without a quote, etc. We backed out of the deal. It's nice to know I have every right to bring in extra inspectors, decorators, contractors, etc.
Oh my goodness yet! Bring in as many inspectors as you need to feel comfortable with your purchase. This is a big investment. Your agent should be more concerned about your comfort level...NOT the other way around. Best of luck...and thanks for watching my video.
A pest, sewer, or pool inspector is needed in addition to the general home inspector.
I agree. One property I had a home inspection, and a siding inspector due to EIFS siding (synthetic stucco). I have another property as seller and I did a home inspection, chimney inspection, radon inspection, septic inspection, well inspection, When as a seller you do these you are in the driver seat in getting things fixed and less items for negotiation

I am about to sell my beautiful home in a few months and I’m already emotional. I am frightened of how the buyers will take advantage of me. I am scared my realtor will not protect me in negotiations. Ughhhhhhh! The process of moving alone is worse than divorce and a major mental breakdown!
Hello There! Have some hope. Just try to interview several realtors...you'll find a good one who will guide you through the process. I know the unknown is very scary...but you can do this!! There are a lot of good realtors out there!! Best of luck...you'll do great.

Im 67 and am thinking about moving in the next 5-10 years but am having a wee look now at what it would look like to downsize, i got a valuation yesterday 5k below what it was valued 18 months ago, i was gutted, my house is the best in the area where i live
One of the disadvantages of having a lockbox is that too many realtors assume that they don't need to phone ahead to say they're coming. One day, I stepped out of the bathroom to find a stranger standing in my house. He was a realtor who decided that he'd just pop in to "inspect" the house before he brought over any clients. The point of the lockbox was that the house was available for showings even if we were out, but we appreciate the courtesty of a call ahead to say that someone is coming.
Oh wow...not cool. I hate lockbox. If your realtor is using lockbox..ask for a discount in their commission. Things like this should never happen. Sorry about that..just not cool.
I had a similar experience when our Dallas house had a lockbox. I laid down for a nap with my toddler, and heard people in my hallway. I was shocked to find a realtor and 3 clients inspecting my home outside my bedroom door.

I bought my place in one day when the property was listed and did my home inspection myself and fixed whatever and everybody was happy especially the realtor, since it was no hassle for her at all. Learn all you can know what you want and jump at the opportunity. All Other buyers were crying!!! thanks for the wonderful video. You’re very smart and know your work well.

My horror story: My real estate agent unknown to me let the buyer have access to begin laying new flooring! Then before closing the buyers lawyer claimed that I didn't have clear title to my condo. I eventually straightened things out with my deceased husband's adult children from a previous marriage, but the closing was delayed. During the delay, the buyer started threatening to SUE ME if the sale didn't go thru!!! He was going to sue me for his expense for laying flooring in a condo he didn't own yet. Crazy.

Hello there...and so glad your are enjoying my videos. In my area, I am suggesting to my home sellers to list at market value. I am only basing the market value off of closed sales. Anyone can ask whatever price they want when they go live on the market...it may not be realistic. Better to be conservative with your price. If you go under market, you will get in a bidding war. Its just the way the housing market works. Best of luck to you!!!
@@AudraLambert Thanks so much for the response Audra while some of the laws are different a lot of what you are saying I think makes sense for any market. Canada is in a real housing crisis and crappy little houses can go for a million. It’s time for us to downsize but you are right the most important thing is a great realtor! I have the complication of moving provinces and most realtors aren’t licensed for both so I need one for selling and one for buying😱

In San Diego I once had a realestate agent show me a house and then casually tell me that a rather large room extending from the house "Might not be permit, I'm obligated to tell you that". Now I thought this was MY agent, not the sellers I had gone to that agency asking for an agent to represent ME. She was not apparently going to find out, if that extension to the house had a permit saying, "Well, who knows if the records are downtown or not?" I stopped working with that agent. Is that normal? Did not that agent need to find out for me? I said, "You are my agent, right?" I didn't get corrected on that.
had a lawyer drag out a closing 4 monhs, I had a property the buyer had cash, the lawyer kept finding issues to Jack his bill

Hi Audra, I'm moving out of California, do you think I should sell or rent my townhome? I don't have any debt on it, it's fully paid off.. I'm traveling out of country for 3 to 5 years. Do you think should I hold on to the property & rent it or sell? Iv mixed thoughts, either sell n buy then buy another single home with a backyard or investment in rental homes. I'm not sure about my plans. Please do advise.
Hello there! First off, its very difficult managing a property 3-5 years across the country. You would probably want to invest in a property manager to watch over the property and collect rent. I really can't tell you what to do, everyone's financial situation is different. Sounds like you are on a fun journey. I would honestly seek the advice of a trusted advisor. Getting rental income from a property is very lucrative...but there are downsides of renting a property out..especially in California. Best of luck to you!!
we are so far past the historical 8-10 year market reset, and barely seeming to hold the final crest of an artificially generated peak, I would have to sell asap personally. At least give it a great trial. With insurance at all time high, property taxes, and the new stress of rent moratoriums, my joy I used to fund in being a landlord has really been altered. So much to consider and weigh in. Just my own observations that is all. Happy travels.
If I decide to sell my home should I pay for an appraisal for my property to compare with a buyers appraisal.
Hello there! I don't think its a bad idea to get an appraisal completed on your property for the sole purposed of knowing what your value is. Your buyer's bank will order the appraisal....they really don't care what appraisal you come in with. However, when the banks appraiser comes to the house, its not a bad idea to show them an appraisal you had completed on the property. I comp appraisals on all my properties....I think its important.
I’ve learned more in the 2 days from watching your videos than I have learned from my mom, who was a realtor for over 50 years. And I knew selling my home was going to be stressful, but I am not looking forward to the whole process of moving.Thanks for all the honest tips.@@AudraLambert

The realtors just want a quick sale so they get paid. The realtor tries to put as is in the contract-don’t let them.
Is owner financing an advantage in selling a property?
For buyers who are having difficult time qualifying for a loan, yes that would be a huge advantage for them. I am more concerned if its a good fit for you. There are some risks involved in seller financing....but some amazing upsides. I would just make sure you understand how the process works if the buyer of your departing property doesn't pay their mortgage. I do like seller financing if you find the right fit for both parties.
Thank you for your reply. I find your videos to be extremely informative. I am a widow in my 70's. I'm in Virginia reading a small horse farm to go on market in March. There would be a substantial capital gains tax. I thought taking back financing would give me an income while avoiding CGT.
Interest rates are high at the moment. I could charge a little less...w/no prepayment

I was one of those that walked up to a house for sale and turned around without going in. I took one look in the window, saw a basket overflowing with laundry and heard a dog barking in the house. It appeared to me that the seller wasn't serious about selling, or unaware/didn't care that they had an appointment. We looked at over 40 houses in one weekend, and that was the only one I did not go into. We found a house we fell in love with that same weekend, but that one definitely wasn't it.
Just to add my two cents worth.....anyone who would pay more for a property than it's appraised for, is a fool. This is what we call "instant negative equity".
I hear ya...but you have no idea how many terrible appraisals I've seen come across my desk. I promise you that if I hired 3 appraisers out to my house, they would all come up with 3 different values. I do like the idea of you house is worth what someone is willing to pay for it. Some truth to that.
