Yeah, there’s a lot of neighborhoods I feel like I need to do an update on.
Just FYI, you mentioned that Inman Park is more expensive due to school district. Everyone from top of beltine at 85N all the way to Krog Tunnel is in same middle and high school cluster.
You are right on that...the elementary schools differ and that is what I was referring to (in my mind anyways).

You have me beat. I've been here 13 years now.
I've lived in Atlanta since my birth a long time ago. You don't retire to Atlanta. Expensive. Traffic. Roads are terrible here. Crumbling infrastructure supporting new buildings. No passable options for public transit. It's not Texas, but everything is spread way out. Wherever you want to go is an hour away. Your next door neighbor you can touch with your hand out your window...it's an hour away.
I know not everyone wants to retire here but I have worked with several folks who are retired and want to live in the city for various reasons (be close to kids, for example) so this was intended for those that want/need to live in the city. There are some great retirement communities outside the city (which I briefly mentioned in this vid)
Awesome video! I heard about toco hills neighborhood in Atlanta before but never got to see a video of what it looks like until you made this video. It looks very nice. And that shopping center is big with great stores and restaurants! So I'm going to let people I know that loves to visit Atlanta, going to let them about toco hills. It's looks absolutely amazing in that section! Thank you for the video!
It really is a nice area and the shopping center at Toco Hills is very convenient! 2 grocery stores, a liquor store, Ace Hardware + restaurants = everything you need!

Also note most of these areas are technically Decatur unincorporated Dekalb county! This makes a big difference in services and taxes as you have to report to Dekalb county for anything service related as you are not apart of the city of Atlanta nor the city of Decatur.
Atlanta needs way more density.

The violin lady reminded me of the Buckhead Bird Man. Back in the 70's there was an old guy who would ride a bike around Buckhead and every few seconds he would flap his arms like a bird. Everybody knew about him. I never could tell if he was just exercising or if he was crazy.
Now there is a guy that rollerskates and sings down the Beltline. I love him!

Great video! Can you do a video tour of the lenox park neighborhood soon? A female friend of mine that i know from my our hometown in South Carolina tell me that lenox park is a neighborhood with real nice homes and other things. She also said that some people say lenox park is in brookhaven, and some people say it's in Atlanta. So I would love to see you do a video tour of lenox park whenever you have time!

why are realtors tip-toeing about the bad neighborhoods? it only creates a situation where people from out of Atlanta will visit those areas thinking it is ok to do so and then become a potential victims of a crime. more honesty is needed and for that, I wouldnt use a realtor to buy my home if they arent honest
Real estate laws prevent us from steering anyone from choosing one neighborhood over another. I try to be as honest as I can in my vlog tours and show viewers the neighborhoods so they can form their own opinion of what they think. You can go online to look up stats about crime. I get asked a lot about living in a "safe" area and it's very arbitrary - while I might think an area is safe, someone else may not....and we live in a world where people like to litigate about anything unfortunately.
I know you can't cover everything, but there are neighborhoods intown that are not so well known and are more affordable yet sit right next to some of the most expensive. Woodland Hills sits right next to Morningside (across the railroad tracks), next to Druid Hills with Brookhaven to the north, and yet the prices are anywhere from low 400's to 1 million for new construction (basically a tear down rebuilt). It is also one of the few areas of unincorporated Dekalb County left. There is also Lavista Park (which is now part of Brookhaven in the last year or so), but has gotten way more pricey in the last couple of years . There is also Lindridge - Martin Manor which also is very close in sandwiched between Buckhead and Midtown. Just don't move here and then complain about Cheshire Bridge Rd. Some of us like the quirkiness that it brings to the table 😂😂
Yep, definitely I didn't cover every intown neighborhood - it would have just taken too long to explain every intown neighborhood. But I have made separate videos on each of those areas you mentioned. In fact, I've even mentioned Lindridge Martin Manor & Lavista park in my "underrated atlanta neighborhood videos" :)

Hey Valerie- sent you an email but try to hit Atlanta between 10AM-3PM..times before or after that will be heavier traffic. Can't think of any good shortcuts though to avoid I-285 unless you zig zag through a bunch of neighborhoods which might be more confusing.

Hey! That area is a nice gem for sure. I recorded this video probably 4 times because I would realize I left out one area and didn’t mention another…then I just decided I’m just not going to hit every single neighborhood before my video would turn into a 60 min long video that nobody would have interest in watching. It’s def hard to cover everything!

Midtown and downtown Atlanta is literally night and day and I've never understood why downtown is so neglected. I'll be glad when both midtown and downtown get way more dense. Nothing like living in a city where you can just get out and walk like Boston and NYC.

I have a uncle who lives right next door to Atlanta, he lives in Decatur, and a friend of mine that i grew up with, that used to live in Atlanta and they both tell me that downtown and midtown are very nice. They also told me about the centennial yards development thats coming to downtown Atlanta and they both said from how the development looks on paper, it's going to be an amazing outstanding place with hotels, apartments, restaurants, entertainment from what they been hearing
Yes, on paper it looks amazing so hopefully it turns out that way. It has been a long time coming. The gulch development has been talked about for yearsssss so I think myself and everyone in Atlanta had their doubts that it would actually happen. It should really help turn the downtown into a more exciting place to hang out at.

Because like you said, they have great things like the popular hotels, Georgia Aquarium, World of Coca-Cola, sport games/entertainment at Mercedes-Benz Stadium and State Farm Arena, etc. So once centennial yards gets there, that will be the icing on the cake. Great video. I think the city council and most Atlantans are pushing for a spillover effect of all of Midtown’s fantastic mojo to flow into Downtown, and with projects like The Stitch & Centennial Yards, I think we’re 5-10 years away from seeing a truly livable and vibrant Downtown
I remain more optimistic than ever! It will just take a bit of time. It seemed like Downtown didn't have hope there for a bit as it seemed like anytime they tried to revive areas downtown, those plans just withered away. The Stitch seems so unreal but I love to see that they are trying to connect all the city together, not split it apart.

You mentioned your kids… is living in Midtown do-able with kids? Do you have to send them to private school?
I know lots of families that live in Midtown! They are zoned to Virginia Highland Elementary (new school as of this year) and it is where my kids attend elementary school and personally I am very happy with the school! Middle school and High school are also ranked well and I know a mom who had their kid in the middle and high school programs and is fine with it. But some also may prefer private which is a smaller feel...just depends on your preference really!

I like Ansley Park too…Virginia Highland is much more walkable though so I think that gets some extra points. 😉

@@tcams76 Oh wow! you've seen it change for sure. I saw the 04W back when I moved here 13 years ago, so I had a glimpse of what it used to be like. So much development there now.
“Riff Raff”? You should be very careful abt calling neighborhoods “Riff Raff” & statements stating neighborhoods needing to be “cleaned up” many of those residents were in Atlanta for generations & were victims of Jim Crow, Redlining & Deliberate destruction of once thriving black owned communities that were forced into being food deserts plagued with non beneficial stores like check cashing, pawn shops & liquor stores. These “eye sores” are the result of Jim Crow south!
I’m not trying to offend anyone but only pointing out that the neighborhood isn’t in the same visual state as some other neighborhoods for those that are unfamiliar with the area. I like to point out the good and the bad in any neighborhood. I’m happy to see these areas are getting more attention now although I know it leads to affordability problems as well. It’s a hard issue for sure.

how much do i need to buy one bedroom condo in Atlanta?
Hi! Condo prices vary for a 1 bedroom depending on the building and condition of the particular unit. But I'd say the going rate for a 1 bedroom right now is probably in the low $300K range. You can put down as little as 3-5% down but you also need to factor in paying closing costs on top of your down payment. Closing costs on a $300K condo could add up to rougly $6-$9K. However, right now the condo market is slow so you could get a deal and possibly negotiate with the seller to cover some of those closing costs.

@@JosephFambro I may have to make a video about this one. I can't exactly pinpoint why the market is slow with condos but I do know that the inventory for condos has doubled since the same time last year, so there's more competition for sellers...great time for a buyer! And yes, HOA fees have gone up significanlty compared to say 8-9 years ago. I think part of it is inflation...it costs more to run a building, pay concierge, cleaning crews, etc. And perhaps condo buildings are bulking up their reserves...some of these buildings are about to come up on 20 years and will need some routine building maintenance that I'm sure isn't cheap. (Don't think HOA fees will come down though!)

I went to GT then worked at the GP building for a couple of years. I know Atlanta; it is not scary. For example 6% of the cities have a higher murder rate than Atlanta.
Thanks for your input. I know everyone has a difference of opinions but for me personally, I am ok with living in the city.
