    Do you know if they give you a reason why you’re fired you have to call lawyer to make sure it’s legal. if they don’t give you a reason that it doesn’t matter most states you can be fired for no reason at all. But all states if you’re fired for reason, it has to be legal.

    Do the halfway job. Clean those windows don’t replace unless you have to. Skirt up those trees, let the house breathe! Those gutters, my o my, the siding, roof. Clean that deck, brick and fence. Clean the rose beige carpet( looks to be in pretty good shape) Or if it is wool or nylon you can have it dyed a shade darker. Works very well! Well, the kitchen and bathrooms idk. You will probably go for the total flip. You know your market, that’s why they came to you. 👍🏻

    I had a rental property many years ago that was pretty run down from various tenants over the 10 years I had it. It was paid for so it didn't owe me much and when I went to sell it I asked my agent should I spend money to renovate it and get top dollar or leave it. The sales market was very good at the time and he advised I leave it as is and sell it as a handyman special. The price he asked for was very much higher than what I had originally bought it for, even at that unimproved price which was $15,000 under the price of equivalent offerings, so I left it and it sold very quickly to young family that wanted a cheaper price and were willing to do the work to get it back to what they wanted. It allowed them to renovate to their own taste and not put up with my ideas of colors and fittings. The house was structurally sound but needed updating in the kitchen and bathroom and painting and floorcoverings. I ended up very happy with my price and so were they.

    I know you will make the right decision. It is 40 years old and I think it is in pretty good shape. I wouldn't want to live in it in the shape it is in. Good Luck.

    Basically, the bones look good. Flooring & Paint. Paint above the fireplace, change out the fireplace insert. Some concern over the water damage to the backside of the house. It may have hidden structural damage/ rotting. Maybe having an energy auditor appraise the windows, exterior doors etc to see if they need replaced or can simply be repaired. For instance, do you need new windows or can you use storm windows. (Our energy audit showed that only one window in our house needed replaced because we have both cheap exterior and interior storm windows that actually had better R-values than replacement windows.)

    My mom and dad have the same linoleum floor in their kitchen as this house’s kitchen. While it may be dated, it’s not cheep stuff.

    Complete remodel? No way.... It's fine.... I would only change the kitchen cabinets. It's not so bad. Spend $50,000 to fix it up so you can get $25,000 back. LOL

    Built before cheap housing boom houses. The carpet and wood color is what dates it. I think keeping the wood is fine though. Nice house.

    Just the half way remodel is enough to make a buyer happy & for the seller to have a quick turn around and get a good ROI. The new owners can do the fine tuning or the rest of a remodel to put their personal stamp on it. They won't go wrong with the full on remodel, but if they want everything to happen fast, then do the half remodel. Nice house!

    I like it. That deck is nice and the backyard is nice. A new fence, cut down some trees, move that shed to the back, a bit of landscaping....😊 As for the inside, would be nice to fix it all. Decompartmentalize some areas, get rid of all that wood 😖😖😖😊

    That's ice dam & clog damage from unmaintained gutters and a roof that's suffering from freeze/thaw. You've got more than rotten siding, you've got damage inside that wall and in the attic space.

    Prime example of '80's excess! I'm curious about the income of the original owner as well as the cost to build. And land prices at that time 🤔 Every home is a time capsule. For being a rental for 20 years it's in good shape! Great find and fantastic (realistic) ideas and knowledge

    That's a pretty big house, so this looks to be a pretty expensive remodel. Especially if it already needs a new roof, windows and siding, but it probably is worth it as long as something doesn't go seriously wrong during the remodel.

    Where I am in Ohio an investor I know just bought the house next to mine for 42k (wish I was ready for it but was a cash sale listed @35 and bids due that Saturday. As a handyman with a concentration of interior work, and a dryeall finisher for a amish builder I got quite a bit of work done for the investor and he is about to list for 125k.

      You should look at new construction for $650,000 for 3 bedrooms. This $350,000 house is fine for me.

    I can invest pretax in a 401k or not pay taxes on my gains in a Roth IRA. You can use options to get 20x leverage if you want. The bottom line is that real estate is active or semi-active, while index fund investing is passive or semi-passive. They are incomparable because of that fact. I make a hell of a lot more than 10% per year in my portfolio and I have about 20% on margin. It's not even a competition. Might as well compare real estate to drop-shipping or starting a lawn mowing business. Real estate and stocks are both good ways to get rich.
