I use to mentor people on wholesaling virtually and locally. Here's the reasons why I stopped: 1. The vast majority of people wanted the checks, but weren't willing to do the work. 2. You need heart, drive and desire to succeed in any business. Most people lacked those criteria. 3. People don't understand that you might have to look at 5- 10 properties, before you find 1 that works. It's a "numbers" game folks. ANYONE can wholesale, but if you're not willing to bust your butt, you're doomed. HOWEVER, if you're willing to do the work, stick with it and learn from your mistakes, you can become very wealthy. @@WarrenlaidlerExp Haven't mentored anyone in a while. I usually find that the students aren't willing to do the work. VERY few do what's asked of them and that frustrates me. I'm trying to help, yet they won't help themselves! If I had a few people that were VERY serious about it and did what they were supposed to do, I might consider it.

I’m to the analysis paralysis point. There’s so much information to take in. I watch video after video. Read article after article. But what I have yet to read or hear in a video is How long do you have from the time you get an accepted offer to assign the contract to someone? Do you just simply say I wanna close in 30 days and find your cash buyer in that time? What happens if you don’t find someone in that time frame? I’m sure it’s been gone over but I literally need someone to explain it to me like I’m 5.

You’re a flipping genius jerry! My question is, do you need to have a hard money loaner ready in case you have to show proof of funds, or can you do it without having to actually have the cash for it?
He has a video about this. Use a soft proof of funds and when you get your cash buyer, they will have the hard proof of funds
@irapalmsprings7304 you do not need proof of funds. But you will need money for EMD when you get a property under contract. If you have a deal and need EMD I can help you with that.

@@edgarmedina2130 I haven't had any deals done, but I spoke to a good amount of people on the phone and what works for me is, "your home fits my investment criteria and I wanted to know if you had any intentions on selling" you don't have to tell them you're going to give or sell to someone else and if that does come up, you tell them you have a couple of other projects you are working on and the home is a better fit for you investment partners. Jerry Norton does a good job breaking that part down bro. Hopefully rhis helps.

Hey Jerry. I’m in sales right now and have experience in sales. I feel like I already have confidence on the phones and to hustle calling people considering my background. I am a broker of sorts at my full time job so I already know how to talk to people regarding business. I have my own LLC that I plan to primarily work on getting residential income but I definitely want to dip into wholesale since it seems like my kind of work. When you said seller agrees to close with buyer of choice. He would I go about that if I am wholesaling a home I don’t own but I have under contract? I don’t want to give a buyer to much info cause they could just go straight to the seller an move me out the way

Good luck! Every market has it's challenges. The prices are higher in California but the process still works, you just may assume more risk due to higher capital. Virtual is certainly an option, but it'll have it's challenges too! You can do it!

I want to do this and stop living the rat race, especially now as my husband and I are expecting. With the sheer number of people interested in this, it seems hopeless. HOW is the market not flooded with wholesalers? HOW are there any deals left to find? Everytime I see a financial out like this, it just seems so scary and like the competition would be too overwhelming... And the legality of it all? I hope I'm cut out for this
