A good rule for sales discovery is close-ended questions are for confirmation, open-ended questions (sentences starting with who, what, where, when, why how) are for conversation.

I got 3 boys - 7,6 & 4. We home school them and I have visions just like this of adding wholesaling, flipping, rentals, property mgt to their homeschool curriculum. Hey Jerry, I am 20 years old and have been watching your videos for a couple months now. I really want to wholesale and I’ve seen a lot of your videos about wholesaling from offers to finished. But could you do a video of you from calling the seller to looking at the house in person and the contract they give you to make sure in the contract that it has the right for you to assign the contract to an investor or buyer? I really want to wholesale but still confused on all the contracts that are thrown around during the wholesaling steps haha. Thanks!

The problem I keep running into in my market is people are selling there outdated homes for the ARV price and won’t take a low offer. Do you have any advice on how to adjust the price so I can offer more and still make a profit? Thanks!

Providing data to show how much work is needed to bring their house to market value, comps, cost of repairs: Also trying to get a sense of what they’re pains points are and helping them that way…(moving costs, storage, paying 1st rent at new place) maybe they’ll more wiggle room with price that way.
For all you mortgage buyers - get a fully underwritten loan commitment from your lender so you can make an offer with a 10 day close (just inspection, appraisal, title needed)..which is almost the same timeframe with a cash buyer

Could you drop a video on how to write out a contract being a wholesaler, I've bin watching you and I feel like I'm getting how to find out what to offer the homeowner and how to find a cash buyer investor to buy my contract I just don't get how to type out the contract and who do I have sign it, just the homeowner or the realtor or both

@flippingmastery I am so confused ! Your instructions were to low ball 50% of the zestimate, yet here, you offered 29k below asking. I have been doing 10-25 offers PER DAY all month and keep getting told that my offer is ridiculous ... too low... an insult etc. WHAT is the correct asking formula. I do look at comps and what is currently for sale around the properties to make sure they are not over pricing before my offer price. ????

Jerry, how does opening escrow work with agents? Will they be willing to close with my title company as a wholesaler rather than their company with the seller ? Also do you pay the EMD to the agents brokerage ? That happened to me and I was really confused

I have a distressed property its vacant and off market. I can't find the owner . I found numbers but all lead to a dead end and I even found his sister but she passed away unfortunately. Any other tips you can give me to finding where is the owner?
Look up the address on the county records, it will tell you who is on the deed. The owner is public knowledge. If it’s a business then you can then look up the owners of the business

Damn, this is awesome. I’m 23 and have 2 kids and really want to have 10 kids one day too haha I really need to get more financially fit though! Really hope you stick on this course, you’re building trust in me and that’s not something I can say for pretty much any other channel on Wholesaling or any Business channels or Crypto, and it really sucks to waste so much time watching people blow air the whole time only to make you want to maybe buy their course (which happens to be their Real source of income). Makes me weary of buying any courses!
