Hey, Surprisingly enough I feel like we are really similar. We both have the same name… and we both go extremely hard when it’s something we want to get into! I now have a bunch of time on my hands I want to put to apply everything. so I want you to know u can do it!!! IM SO EXCITED TO MAKE MONEY IM ANGRY 😤😤😤😤
I'm pushing 40, never married, no kids, broke, delivery driver for a living with two broke down vehicles, and back to living with my parents. I feel broken, useless, and empty inside. Everything I touch or try falls apart. Businesses, relationships, side hustles, you name it. I hope there's a degree of legitimacy to this bc I'm not seeing any light at the end of the tunnel and getting tired of seeking any success or degree of normalcy to no avail. Studied tax liens as well as tax deeds and quiet title actions as well as quiet deeds but as of now I have zero to invest and chasing overages for others with zero experience seems a bit far fetched and not timely enough to fruition to consider ATM. Did the sellers ever look at comps in the area to see they could’ve gotten way more? I agree, building relationships & providing service is everything. Part of me would be like ok, nice, I’m giving these people what they want but the other part would be like man that extra 100k or so would help their family out a lot. But hey as long as everyone is happy!

Whats the process after getting the investor and paying them back? (that whole part is missing for my mind to be satisfied lol) I want to know how he was able to get the money to buy the home. @@Thefreedmind88 Thats a very different situation. You're paying market value for a property that is probably worth 200k. You are correct that what he paid has nothing to do with its current value. This is situation is exploitative because you take advantage of a home owner that has no idea what their home is worth and in a distressed situation and withold information from them about the true value of their property. You are robbing equity from them. The only way to do this ethically is to disclose exactly what you are doing and how much you are making. Do you really think if this guy told the seller "Hey, I'm going to turn around and sell this to someone else for 126k more and Im gonna pocket that cash, is that ok with you?" that he would be ok with that. He wouldnt and you I both know that which is why he doesnt tell him that. 10k-20k assignment fees are reasonable because thats about a 3% on a 500k transaction which is what the open market dictates realtors commission is.
@@sdowen12 I completely disagree. It is not my responsibility to disclose to the seller my intentions nor is it unethical. If the seller wants $300k just because I have the knowledge and experience to move it at 400k does not mean I am forced to inform the seller of strategy. My only obligation is to perform on what’s written in the agreement. And if I buy a property for $10 and it’s worth $350k repaired and a buyer buys it from me for $200k it doesn’t mean my fee goes down to $10k because I have it for $10.00. I am the one who FOUND THE PROPERTY AND NEGOTIATED IT FOR $10.00 NOT THE END BUYER. A DEAL IS A DEAL.

A deal is a deal. If I say I want to pay $200k for a property and the seller paid $74k what he paid for it is none of my concern.
