Maybe you will bump your knees, but so what. Show me a child who learned to run without falling a couple of times! Every engagement will get better. Keep shooting for perfect but start with good. I don't have a fear of talking to people, I'm admittedly such a perfectionist, that I find myself trying get as much education as I can before I start putting myself out there. I'm a stickler for professionalism, last thing I want is to not be taken seriously or the person on the other end of the phone thinking I'm just another shady wholeseller looking to screw people over. At the end of the day, wholesaling is a stepping stone for me to bigger aspects of real estate. With me having a background in construction, I believe I would be really good with flipping properties. I'm just lacking the financials and education right now.

Congrats Nick ! That is a great strategy which is to go after expireds. Its another source of leads. It may not pan out but again, another source of leads where owners/sellers could be a bit worn down and tired. And may want to finally unload.
Question, if you have a deal that you may want to wholesale and it doesn't ultimately sell/get assigned, do you go into plan B and be prepared to close on it and fix and flip it ? I may have missed that in one of the wholesale vids. Way to go on this student. Man, one month amd so many deals. Thx !
