Itâs possible, but its never as simple as they make it sound. What you really want to do is secure a buyer before you sign the contract, which is easier said than done. If you just find a seller and sign a contract all Willy nilly you could easily screw yourself over. Signing a contract like that and not being able to buy the house if you canât find another buyer is a good way to get yourself sued.

Yes, itâs true. Title companies in Texas, and likely around the US, donât do this. Pre-foreclosure are public information. Each county has a list and can be found online with the county. If you have questions, call the county, NOT a title company.

One reason from a customer that I fix his devices told me is because thereâs a lot of houses and they basically want someone to do all the work and they double check the work and make a decision based on it. As they donât have time to look at every deal. He told me if I find someone who is selling their house and thereâs a lot of equity to let him know and he can pay me a finders fee. This type of deals are found on Rich Dad Poor Dad book which every investigator reads or recommended reading. Which is why i knew what my customer was talking about. How that helps explain.

Why don't those "we buy houses " people just directly contact the title company to get the list , get rid of the middle man , so they can make more profit ?
I do this for tax foreclosures. Itâs a bit more work than that but basically it works. If your afraid of talking to strangers and donât really know what to say youâll have to work through that fear so donât worry about failing itâs inevitable. Just find a mentor who knows your market when you start.

The issue with this is once a title transferred the bank will ask for the loan to be paid in full. Why would they sell their home at a discount when they can put it on the market and get more?

Its bullshit. But what you can do to get cheap houses is look up auction lists and contact the banks to make an offer before the sherriff's sale.
All those properties are in for closure.... Bank makes the price to sell the property. You can't just weasel your way in and tell the owner what you want to pay. The bank doesn't give a shit they'll just sit on the house until they get their price. It's hard.... Easier said than done. You can offer what ever you want but the bank will have to agree and that's like pulling teeth.
Ok so it can't be this easy. How do you know what to even offer them to help their situation?

I knew a guy he'd buy cars, fix them and re-sale. But when he got the title he just kept it in the original owners name. When he went to sell the car he's hand the buyer the title. If there was anything wrong with the title or any questions he'd tell them to contact the guy on the title or just don't pick up.

I have worked for title companies in Texas for over 20 years and can attest this is NOT accurate for title companies in Texas, and likely all title companies around the United States. The fact is, in Texas, pre-foreclosures are public information and itâs up to any individual to research it directly with each county they are interested in buying property. Itâs not hard to do, except youâre competing against other like minded investors trying to do the same. But, please donât call the title companies... we will likely laugh at you and tell you to call the county. Good luck!
