You can make apps for VisionOS with Unreal... Also being ahead in the VR space is subjective when everything for unity is either deprecated or experimental, and all the buggy script kiddie crap on the asset store doesn't count. One isn't better, they are different tools for different purposes

And Unity can and will change the money you have to pay them through complicated licensing fees if you are ever successful where as Unreal has always had one straightforward policy and it only kicks in after you make your first million. Unity is remarkably more easy to use, especially with C#, but who knows if your favorite module will be deprecated or put on the back burner because a new CEO wants to squeeze nickels out of the user? (I am looking at you ML Agents and AI technology) Since they went public and it's all about squeezing money out for the shareholders, it's become a crapbag.

This why trained teachers are so important they understand that you don't skip over instructions or speed through them. esp with this software. as it is constantly changing. there is no link to a video which is outdate and when you do find it it. slow down and don't assume everyone knows what you're talking about.
