    I'm really enjoying your videos- they're informative & easy to understand. I thought that EXP was just about recruiting more agents but have come to understand it's a lot more. I'm an individual agent and feel like a lot of the other EXP videos focus more on the teams. I am seriously thinking of switching from KW to here. I know a lot of agents from my company have already done so, including some of the founders.

    Great video in explaining Exp Realty. I recently got my license and joined Exp through my Broker friend. I've researched many Brokerage firms and had interviews before deciding. Exp stood out the most. I love everything about it.

    Nice! I’m a new agent as well and got to go to an event with Pat Hayes! Where I’m from Exp is not known it’s mostly the brokerages like KW which is where I’m at right now. I’m thinking of switching over to eXp. Great video!

    New provisional broker. Still nervous about the lack of one-on-one training in my local market. I live in a bedroom community not far from Greensboro, NC. Interviewing with a couple traditional firms this week.

    Hey Kyle, what happen to your Property Management business when you joined the EXP Realty? Do they allow their Agents or Broker to do PM? Or do you have to sell it to move into eXp?

      You can keep it outside of eXp. eXp doesn't allow PM within the company, but you can keep the PM company so long as you don't run any buy/sell transactions within it.

    Kyle! Just making sure, you can receive stock on working with a buyer for first transaction or does it have to be a listing? Also for the 16k cap that can be for any transaction or only for listings? Lastly if I sponsor an agent and that sponsor sponsors another agent what does the rev share $ look like in that situation on an example of a $ 10,000 commission

      Buyer or Seller doesn't matter. Gross commission income just needs to be over $5,000 to earn the stock award. $16k cap includes buyers and listings. 4% on your second level (as long as you've "unlocked" the level by sponsoring 5 qualified agents) so on $10,000 you get up to $400. If you don't have 5 qualified sponsored agents on your first level, you get a smaller percentage, .2%. So you'd receive $20 on $10,000 commission.

      Yes. However, most states require a brokers (not salespersons) license to be paid into an LLC which eXp has to adhere to.

    Seems like this model is great for experienced brokers and not so much or new realtors. I feel like it makes more sense for newer Realtors to get experience elsewhere first and then move to eXp.

    Hi, how do you do when you have to make an appointment with a client. Not customer is used to this virtual office thing. I know you can use Regus virtual offices, but how do you do with after hours appointments?

      Hey Carmen, great question. I typically meet all of my clients via Zoom first. This includes buyers and sellers. This allows me to share screen and go over my process and dive into the MLS with the client on the call. Once that's completed, I either meet with a buyer at a property or a seller at their home for the next step in the process. I've had physical offices and rarely met clients at it, even when I did.

    what does the "$250 capped transaction fee. Once capped transaction fees total $5,000 then the capped transaction fee is reduced to $75" mean?

      Once you cap and go to 100% for the year you’ll pay a $250 capped transaction fee in lieu of the 80/20 split. Pay the $250 twenty times and the $250 is reduced to $75 for the remainder of the year.

    I feel sick....got my license 8/11...signed with century21 8/13....serious regrets kicked in 9/13/2020 4:10am....This upcoming Monday, I will be contacting century21 to cancel my contract with them. I’m SUPER excited that I have an appointment scheduled with EXP on Tuesday. Like I’m literally shaking with anticipation for my future!

    I’m thinking of becoming a Loan Broker since it takes less time than an RE Agent. Does eXp have a place for that? Or should I aim to get my real estate license?

      You’d need to get your real estate license if you want the opportunity eXp provides. There’s success lending but it’s a completely different opportunity.

      Sorry for the delayed response. If you're a brand new agent, not coming in on a team, you'd need to come in on the mentor program. eXp defines brand new by not having completed 3 transactions in the last 12 months. This means your first 3 deals with eXp would be split at 60/40 rather than 80/20. The extra 20% goes to the mentor program which also pays for your personal mentor that helps you through your first few deals. Then you graduate the mentor program and go to 80/20.

      Stocks go up and down. It's more due to speculation than anything else. Also, keep in mind we had a 2 for 1 stock split which split our stock price in half but gave all shareholders at the time double the shares.       This isn’t exclusive to eXp but FSBO/Expired Listings, Sphere of influence, direct mail, open houses, etc... You can create seller landing pages with kvCORE and run paid ads to it.

    Just got my license and have been approached by someone from EXP. I’m intrigued but I’m still not grasping exactly how folks are selling real estate. I live in a very small town. How does this work? This is a great video but because I’m still stuck in the traditional way of buying/selling real estate I’m still very confused. Am I selling real estate or recruiting agents?

      Hey there Bob! eXp Realty is a brokerage first and foremost. So yes, you sell real estate here. The difference is that eXp also allows you to recruit agents if and when you're ready.     I can't quite understand cloud brokerage. Do you mean I could be a salesperson with a brokerage anywhere in Texas? I won't have to actually be at an office? My office could be home??

    Hey Kyle. Great vid...very informative. I've just passed my NJ State exam and am interested in what I'm hearing so far about exp. My question is can I join exp straight out of the gate or do I have to sign with another brokerage first in order to activate license then have it transferred over to exp?🤔

    I just finished my course and have to take my license exam. I need a sponsoring broker and have been thinking about exp. But since I am fairley new to real estate I dont want to jump into recruiting but strengthening myself and work on sales. Can I join exp if I do t want to focus my energy on recruiting in the beginning.

      The Remax lawsuit was settled and eXp did not have to exchange any money or injunction. This was a situation where someone from Remax moved over to eXp and Remax claims the eXp person(s) responsible for convincing the Remax agent/broker to move over interfered with a franchise agreement.

    The $16,000 cap is that from the agents' commission or is that from the brokers' side?

      $16,000 is what the agent pays to the broker out of their commission before capping. So once the agent has earned $80k in commissions, paid 20% to eXp, so $16,000 out of the $80k then they are now capped and go to 100% for the remained of their anniversary year.

    How is the Clearwater Health Plan working out for you? I talked to a woman in her 50's premium was over $600.00 a month.

      Yes sir. Well before this I ran my own trucking co for six years, was in trucking for 30 years. Sold insurance (death) for 5 years when a kid (22). The last premium was over 800 just for me, still an independent Contractor such as yourself. So anything would be better. There are a lot of parallels. People don't realize but I was on the phone from 0600 to late in the evening in the trucking. Nothing sucks worse than selling death. That was so bad that I swore off anything similar till this came along. Total deal changer. Now I can't find enough hours in the day to get ready and I am still waiting for the broker to get my license. Thanks again.

      $16,000 is the cap. You pay this as you close transactions. eXp takes 20% of your commissions up until you hit that $16,000 cap. $149 is the one-time startup fee.

Im a prior federal law enforcement agent, prior state trooper, married to a surgeon, and know what it takes to succeed. I think Enterepreneurship is my next venture. I live in the stone oak side.

I had to keep making noise. It can still be a struggle to get help with things. Not sure I would make the same choice again.

      Eden hit the nail on the head. Success in real estate depends on how much time you can devote to it. If you're planning to move within the next 6 months or so may not be worth kicking things off in Colorado. Instead I'd start setting up systems and processes to generate leads and plan your business out for Cali so you can hit the ground running there.

    I just closed my first deal at Exp. My team lead got 18% and my sponsor got 6%
    Not happy with that

      Hey Dennis, not sure what you're referring to. The max a sponsor will ever get is 3.5% and that only comes out of eXp Realty's 20% (not your 80%). All your deals (up till your cap) are at 80/20. If you are newly licensed, you'll need a mentor for your first 3 deals. In this event, you'd be on a 60/40 for your first 3 closings with eXp. The only other thing that may come out of your commission would be the 5% stock purchase program (if you signed up for it). Lastly, you would have seen two fees on top of the 80/20. A $25 broker review fee and $40 risk management. That's it. Anything else, you should talk with the person handling your transaction on eXp's end and ask what the fees are for. Good luck!

      @@KyleHandy Thank you for your reply, I took the 5% stock and i'm on a team with a 75/25 split. All i know is i sold a house for $104,000 and after everybody got paid i was left with $300 and that was without the mentor.

      In that example, total commission (assuming 3%) would be $3,120. You’d split 75/25 with team first. Meaning you’d have $2,340. Then you’d split 80/20 with eXp next. This means you’d have $1,872 remaining. $117 would go to the stock purchase program. Another $48 would go to the broker review and risk management fee. This would leave you with $1,707. Anything less than this and you should check with your team leader and eXp’s accounting team. Good luck!

    I think these online realty companies are disrupters. I like how they are virtualizing things. When I buy insurance, I don't talk to an agent anymore. I can buy a car online without talking to a salesman. I want to go online look at a house, find a house, book an appointment, and go meet the inspector to find out what needs fixed. I really do not need a realtor to do any negotiation for me such as what Zillow is doing. Zillow will buy a home directly from me. As AI improves and can answer any question a realtor can, it will reduce expenses of buying and selling a home.

      eXp has staff that checks over your paperwork for correctness and that it’s complete. But they aren’t a full blown TC. They don’t communicate with your clients and get the paperwork done.
