Old joinery workshop needs GUTTING • renovation ep1

  • Just over a week ago I got the keys to my new workshop. It's in pretty sad state, having seen thousands of kitchens built but not much cleaning in the past 27 years.
    Join me as I begin the tear out and renovation of the space into my dream joinery and woodworking workshop.

    As a hobbiest, my wife said I wasn't buying an industrial building for a wood workshop. It was when the housing market crashed here and they only wanted 80K. Still regret not buying it. Can't wait for the next installment.

      Similar situation here at the moment, especially with machinery. Lots of sellers and not many buyers. It’ll be the topic of an upcoming video.

      When you don’t know what’s staying and what’s going, and your floor is sticky making clean up/keeping on top of the dust impossible, weird order of operations make sense :)

      The only way to know how a space should work is to use it. It’s easy to paint another bit of floor, it’s not easy to rebuild a workbench you’ve ripped apart.

    Hello my friend,
    Superb Workshop, beautiful area there is plenty to do, it reminds me of my start in the old factory that I bought, I did a lot of cleaning at least the outside because a lot of tagging, for the inside not much to do, electricity already up to standard, changing rooms, WCs, F & H showers, self-catering and commissary and various offices.....2000 M² a former full-power electric motor winding factory.... ....... Courage for the continuation... good to you Alain.

      Amazing. A factory that size is the dream but for now I’m glad I only have ~250m2 to renovate 😅

      @@m9workshop, Yes topissime, I have three levels on the 1st I made class rooms in patronaria with a school "CEFA", they provide the teacher and their own personal tools to the students and on the second my private apartments easy to go to work, I go down and hop already arrive it's a good but also a bad ... but hey such a chance does not run the paths every day and it would have to be done again I do it again now.

    Beautiful proyect! you really need change the filters of the dust extraction system!! They should not inflate when the equipment is turned on. Greetings from Uruguay!!

      Good spot. All filters on the extractor will be replaced when the machine is given a full service by the manufacturer. Thanks for watching!

    Am looking forward to see what you do, before retiring last year was involved in overseeing refurbishment projects of warehouses, both small and extremely large.
    I'd be interested to know if it's lease of a purchase, only if lease the landlord normally has an obligation to at least make sure the site is clean before you take it on, unless it was a good deal. If lease or purchase you need to be careful, only if your planning to make changes i.e. making an improvements, your rateable value will increase. Oh and I bet that's the 1st time ever that the suction system has been cleaned out properly.

      It is only a lease, but it was a very good deal and taking it “as is” I got the benefit of all the infrastructure like the extraction system, all the 1/2” airline and fittings and the SWA and 3 phase isolators.
      Sadly the rateable value has already shifted outside of the SBRR amount, which was an unpleasant surprise, but nothing we’re planning on doing will move the needle further I’m advised.
      The last service on the dust extractor I have paperwork for, I was still in school 🙃

      There are a surprising number of joinery shops still out there. Sadly, a not-surprising number are really struggling at the moment. Is your nephew a joiner already or just looking to get started?

      Best of luck to him. If he’s willing to put the leg work in I’m sure he can find a joinery shop that will give him some hours. If I’m him now I’m looking to spend my summer approaching different shops and seeing if I can spend a couple weeks there. Times are tough; it might have to be low (apprentice rate) or no pay to start with. But if he can show he can listen and is willing to muck in I’m sure he’ll end up with a shop that will take him under their wing.
      And remind him; if he’s nothing to do - pick up a broom 😉

    As you are a Brit, and the workshop is in Britain, can we lose the $ signs please and have money in £s, nowt against our American friends but we don't use $s here and hopefully never will, you could put both up for clarity. meanwhile I'll subscribe and like to help the channel.

    i cant help but feel you were a tad out of order. like, if you took everything down first, then cleaned, you wouldnt be cleaning everything twice, then also finishing painting the spots you couldnt get to. then you fix floor cracks after painting the floor, gotta have a plan.

      You’re not wrong, but I’m doing everything an hour or two at a time when I can steal it from somewhere else. And I wasn’t sure what was staying and going. The floor was sticky so getting a clean base to work and be able to sweep up on was #1 priority

    Looking at the sheer amount of (chicken?) dust everywhere, it looks like it was a ridiculously hazardous OHSA environment for the previous occupants.
    It made my skin crawl seeing you clean it up without a proper respirator. Those crappy covid masks are utterly useless against micron dust, which is especially bad for your lungs / health.

      It’s not chicken dust. Chickens haven’t been in the shed for over 30 years and the things were gutted and rebuilt before they were turned into workshops. The rest is just decades of wood dust that’s built up because there was so much crammed in there was no way to actually keep clean.
      I appreciate the concern! I’ll make sure I keep a proper resp around for the last bits of clean up, and we’re having a test and inspection of the dust extractor once I’ve fixed it (which was also a big part of the problem).
      Once machines are up and running and you can see how we tackle dust extraction at source I’d appreciate any thoughts you have on how we can do better 👍🏻 thanks for watching

    c'mon mate ... as a chippie you know to paint from top to bottom ... and vac the room fully before you start wetting up the floor
