The thing about this guy is, you don't want him giving advice.

A business makes more money. If you bought a single family house that had 4 units for $500k + interest, youre only making $4k per month off of your $500k investment. It would take you 10-12+ years to recuperate that $500k investment. You'd need 30 units ($3.5 million dollars in real estate) just to see $30k per month. it would take you about 5-10 years to gain all that property. Whereas if you started a business in 10 years youre doing $300k - $500k per month (10x - 15x your real estate investment). In real estate It takes too long to make actual serious profits and requires too many units. You need Cash Flow businesses, not some $1,000 a month rental that the tenants are tearing up. I can see people buying real estate to park their money, but not to replace an actual cash flowing business. Im cool on being responsible for 70 peoples homes
