Yeah and he better pray the roof doesn't leak or have tenants call for any problems or that cash flow can end up in the negative or far less and from my experience, there will always be problems every year even if they are minor. Some won't be minor, but when all is said and done, it is a lot harder than he makes it seem and a lot less cash flow than he makes it seem but of course he wants to use your money to make himself money so it makes sense why he doesn't tell his viewers the whole truth. @aaajamesbond2995
