Los of negatives, back porch off kitchen is too small for this size house, no door from garage to ouride, too much road noise and view of traffic, no back yard, steep hill to mow. Master bedroom is really too big but the closet is great.
Yea, I mentioned that it was a good lot but in hindsight, it's not the most usable lot.
That last part of the basement would be my workout gym.
That would be quite the space for a gym, no doubt! What are you having in your dream gym?
I would probably start and finish cooking in the prep kitchen.

I would want to see the engineering plans and what guarantees that they have for protection against landslides or any failures... and how would any future repaurs be handled that lower section could have easily been a covered garden or seating area due to the fact you basically dont have a backyard
There was definitely a missed opportunity to tier it out and create a living space on that lower section.
Move that same home in Rural America and it will only cost you $350k...

What was your favorite feature?
Actually the bonus room inside of the closet upstairs. Also the vaulted ceiling in that same room. If the bathroom were bigger that room could have been be great a secondary primary suite. For I would make it a personal dressing room.

Might not be the biggest bathroom back there
The rust stains from the rear retaining wall after such a relatively short time are a very bad sign. Plus, retaining walls like that are prone to eventually become damaged and may need expensive repairs. I suspect that Toll Brothers built the cheapest retaining wall they could, rather than building a more robust wall.

They obviously built the wall first, but in anticipation of building that specific home there.
What exactly is the purpose of a retaining wall?
They can be used for a number of things. Erosion control, stabilizing land/slopes, improving drainage, supporting structures, and in some cases for improving the look of something.

Who is responsible for maintenance of the retaining wall? Retaining walls can be expensive to maintain and they certainly do not last forever. If the retaining wall is owned and maintained by the HOA then itâs less of a factor for me. If it comes with the house then itâs definitely a dealbreaker for me, especially being so close to the house.
That's the big question mark here. I don't know for sure if it's on common HOA grounds, or on this home's parcel.
@@TerenceRichardsonTours If you know the address, you can go to the county property website and see the lot lines. Also, some real estate sites will show lot lines overlayed on a satellite view map if you have the address.

That's a good idea. Could maybe add one, think it's big enough?
With that retaining wall behind the house like that you're going to get sound reflected off of it. Not from the road above but any loud noise from the neighborhood around you may be amplified by that wall. Plus not enough yard. You buy a house like that for a yard. If you don't want a yard you get an apartment. That flex space should be used as a formal dinning area but it's also a bit small for a large family style table. Also with that wall you're going to have issues with the rain. If there has been any type of drainage done up top than when you get a heavy torrential rain, as we do here in Ga, all that water will be coming down in the back of your house. You can already see where there's Ga clay/mud running down the stones.
There are some drainage pipes to the left and right of the wall, that drain between the homes, not directly behind it. I didn't think of the sound bouncing though, that's an interesting observation.
Beautiful home but the carpet is a NO. Wood floors throughout. The retaining wall is not necessarily a deal breaker for me.

I could be down for the retaining wall if its possible to add stairs to it in the center to make the upper level usable... Might be a cool spot for a outdoor table/grilling area.

With a retaining wall that high, you'd need an outdoor elevator. Unless you mean that first step up with the railing? If it were just a little deeper, that'd be a cool spot for a grill/table.

Now that I've watched, here are my suggestions. I'd switch out the front door for something with a bit more statement with glass to let in light. All carpet would go. Flex would be formal dining. Switch out all boob ceiling lights with nicer fixtures. Definitely make the loft the fun spot for the house. Ask about planting vining vegetation or an elaborate water feature to cover up that wall so there would be interest in being out back. Hire a professional lanscaper to make it beautiful. Fence the yard for added appeal. I hope it sells to someone who will give it the love and upkeep it deserves.
Those are great suggestions. I like the idea of removing the carpet and adding higher quality fixtures. There's a lot of builder-grade lights. Finding a way to make the wall a desirable feature is smart too. I wonder if they would need HOA approval to vine it up.

The retaining wall is only an issue if you have younger children or pet that want to run around and play outside. For buyers without these demands it may be a plus since itâs less yard to maintain.

I like this house and I would use that bonus area as a formal dining room... The retaining wall is a huge let down; there would have to be a huge discount for me to buy (LOLđ đ€Łđ If I had the money to relocate and buy a home in GA)...
I would've also like to have a basement for this home...

So glad I moved to north ga back in 2019 when a home like this could be had for mid-5âs. Now itâs Buckhead prices all the way up as far as Cartersville

I absolutely love this house. I grew up in the Chastain Park area and went to James L. Riley ES which is now Holy Innocents and then on to Riverwood High School. The house I lived in was on the corner of Dudley Lane and Worth Drive. The house was designed by my father and was a 3 bedroom/2 bath ranch. It was torn down and replaced with a huge house as was basically every house in my old neighborhood. My current house is approximately 5,000 sq. ft. in the Mount Vernon area just outside Washington D.C. I hope to get back to Atlanta someday. Chastain Parkâs proximity to Buckhead make it a perfect location. I do agree however that at that price point the basement or at least the majority of it should be finished and back in the day the lots for the original house in Chastain Park were huge. It is just that here builderâs bought the big lots and chopped them into 2 or 3 lots while putting these mammoth houses on them.
That's neat that you grew up right there. I agree about the basement. It might explain why the house hasn't sold yet. When you make it back to Atlanta down the road, look me up; I'll help you find a great place!

Kerley Family homes is the worst builder you could ever choose for this major investment! We Live in Gunnerson Point and this company is horrible! Don't simply take my word, read the reviews from today back to 2021 and you will run!

@@TerenceRichardsonTours This bulder cuts corners, didn't have the house finished for the scheduled close, planted dead trees in the landscape. Installed a damaged HVAC that had to be replaced twice, leaking guest toilet on main floor and made countless errors with promised upgrades. And finally all of the wire closets have fallen of the walls. The worst exsperience ever. I'm not the only one. Again don't take my word for it, Come to Gunnerson Point in Kennesaw and interview the first owner you see! Everyone has a horror story!
@@andrelanders4783 I'm sorry to hear about the troubles everyone had in Gunnerson Point. I've sold a few KFH and haven't had clients experience those kind of issues, but they were in different neighborhoods. What I've found when it comes to new construction, regardless of builder, is that the strength of the construction manager makes all the difference. I've seen the same builder, build in two different neighborhoods and the building standards were completely different. In one, everything was buttoned up, clean, very few minor items on both inspections. The other, a complete mess, tons of delays, even failing county inspections. Same builder, different construction managers. Again, sorry to hear about your story. The LAST thing anybody wants when they buy BRAND NEW is to have issues with the house. That's one of the main reasons people buy brand new...
This home is really beautiful. I'm busting my ass right now so one day I can afford one for my wife. Room for yoga and music.
