Price, sqft, bedrooms, bathrooms and acres

At first, I might close in the linen closet door if I didn’t need access to it from there and put the door on the backside of the closet, which would be in the bonus room there itself. As parents age, I would look into turning that space into a sitting room and kitchenette so it could be an in-law suite when/if that time comes.
@@jenewingtxlpc great ideas!
Architect/ID from Michigan here. This home is very well done. One of the most beautiful spec homes I've seen. very clean and appealing to both traditional and modern taste. This home will always be in style. I would've really liked to see the floor plans.
I absolutely love it too! While not the architectural plans, I do have links to the floor plans they uploaded:

Very nice quality, finishes and design!
Agreed! What's your favorite space in the house?
@@atlreloguide Everything about the main living space was dialed in just right. The moulding & tall baseboards were perfect for the ceiling height giving a very pleasing proportion. The wooded views put it all over the top. Just every aspect uncommonly well done. This is a very common layout now but they really nailed it here!

I'm a home staging student so I'm here for the staging..The double entry doors always represent elegance..😀👍 New subie in Atlanta...
Thanks for subbing! Home staging is so fun. I try to stage every single one of my own listings, so I love touring new construction when builders stage theirs too! What's the end-goal with the staging for you? Work with a great staging company, or start your own?
@@atlreloguide Working with a staging service part-time would be the perfect opportunity.
How do you get a job in home staging?
@@justSTUMBLEDupon I think the best way for someone getting started would be to intern or do an apprenticeship with an established staging professional, or a professional company. Here is a resource that might be helpful: www.realestatestagingassociation.com/

The room upstairs is more of a bonus room or flex space with a gym attached.
Definitely agree! What's your favorite feature about this house?
My favorite space is the storage room off the upstairs laundry 🧺. Need it for my Christmas decorations. Ha!!!
Oh wow, that's actually a really great spot for that. Great thinking!
love the inside floor plan. i like acworth, ga
Acworth has just blossomed over the last decade, hasn't it? What do you love best about the floor plan?
@oGuide not cookie cutter & although big, a good "age in place" home
I'm also tired of the gray walls I keep seeing in models. I would love to know what the wall and trim colors are?
Let me find out. I'll update this comment when I have the answer.
I am interested in this wall color as well. Have you received an answer?
Got an update!
Sw modern white walls
Sw pure white trim
Awesome. Thank you. The gray has got to go. The colors in this house are so calming. I love it. I'm not moving to GA, but if I were, I'd hire you!🌠🌠🌠🌠🌠🌠🌠🌠 @@atlreloguide
I love this house. The backyard is a little bit of a drawback.
It's definitely on the smaller "usable" side, no doubt!
STUNNING HOME.....however, I'll never understand luxury homes in the south that don't include screened-in porches. We all know how miserable bugs get in the summer...and IMO free-standing tubs (such as the one in the primary) are functionally bad...the space between the tub and the wall is wasted space, and will catch hair and dust bunnies.
Both are head-scratchers. I see a lot of people screening their back porches and decks after purchase. But I very see builders proactively build them out that way. With respect to the tubs, I've always wondered the same thing. They look nice, but getting behind them to clean seems challenging. What part of the country are you watching from?
NO OUTDOOR KITCHEN OR STAIRS DOWN FROM UPPER DECK!!!NOT WORTH THE PRICE!!
@@atlreloguide I'm in NYC, but have family and friends in ATL and North Carolina, so considering buying property in either place to escape the NYC winters!

Hi - Could you provide us with details of Patrick Malloy homes new homes within the Towne Club - Acworth. In particular the Cambridge model. Thank you.
Hi Daphne, I reached out to Patrick Malloy Communities and they sold out in The Reserve at Governors. Their remaining lots will have Active Adult homes on them. The agent did point me to two other PMC neighborhoods that have Cambridges. I'm waiting to hear back from those site's agents to see if there's something standing that I can go capture. I'd be happy to feature one, and the rest of the community, if they have something ready. Are you in the market for something like this?
I love the wall color! Will be builder share that info? I’m so tired of gray as well.
@lisacox5764
Sw modern white walls
Sw pure white trim
Where did the cabinets come from that are in the Masterbath & the kitchen island appears to be the same color stain. Thanks!
Hi Sharon, I'll see if I can get that information for you from the builder. Stay tuned.
It’s a nice house but it’s has lots of flaws that are confusing. Why is the pantry next to the much room? What the heck was up with that weird room in a room upstairs with no closet space? Where is the big backyard?? It can definitely have a better design but it’s still a pretty house
Thanks for taking the time to watch and share your thoughts! I still wonder about that big room upstairs too...
When you said Infinity Homes will build out the other house, are you referring to Infinity Homes based in the Pittsburgh area? 8:14
No, it will be Affinity Homes, a smaller custom builder here in Atlanta. I'm not familiar with Infinity, do you like what they build? Pittsburgh area only?
I love new homes don’t like moving in a home where people have their spirits left in there.
Unfortunately, I can neither confirm nor deny the presence of any leftover spirits in this home (or any home for that matter, not my specialty).
❤❤
What's your favorite thing about this house? :)
houses this size, needs a formal living room, in additional to the great-room/family room.
A second living room type space would be great. There's an option for the room used as an office to be a formal living room, but they went with the office configuration in this particular home.
Nice but... The lots are too close...Bathroom tile would have been nice if it continued to the ceilings.
People who buy in this neighborhood aren't necessarily concerned with lots of space between their houses. They are buying in for the amenities and relationships.
code will not allow that to be a bedroom due to septic system snd egress. Perhaps exercise room or kids room
Good guess, but this is on public sewer.
What type of flooring throughout the house? Color? Manufacturer?
Hello! I'll ask and respond here when I get an answer.
Beautiful house
Thanks! What do you like best about it?
Can an elevator be added after the home is built? Is there space for one?
Hi Dana, most homes can accommodate an elevator if it's built in an enclosure on an exterior wall. I think with this particular home, it would be a little awkward because the elevator would be accessible upstairs only through a bedroom.
@@atlreloguide Thank you for your quick response! I'm hoping for a custom build but this house is gorgeous!
@@danawaldrop4930 My pleasure - If you would like help with finding the right fit, I would love to work with you. Feel free to email me if you don't already have a great agent you trust: terence@atlreloguide.com
Is it near the loop?
The 120 loop? Or the smaller loop through Governors? It's not close to the 120 loop, but it's on a street that connects to the loop inside the neighborhood.
What color are the walls? It’s hard to tell in the video
Hi Lori, the paint colors are:
Walls: SW modern white
Trim: SW pure white
Did it have a pantry?
It does! I got carried away and forgot to go to that side of the house when I was in the kitchen area. But, I did circle back to it. Here's the pantry: czcams.com/video/MNYD_wEyhOc/video.html
And if you want to see the whole area I revisited, you can click at this timestamp: czcams.com/video/MNYD_wEyhOc/video.html
Could the jack and Jill with the odd bedroom be a suite?
I think that would be a solid option!
Those little creeks become raging rivers in a bad storm 😮...seeing too many homes lay victim to water lately...that cute babbling brook might even require flood insurance 🤔...seems innocent enough but with this high price you better think it through...but beautiful house😊.
Some definitely do, especially in Acworth. I remember 2009 and the 100-year flooding! This lot though is zoned flood zone X, aka no flood insurance required.
Price? HOA? property taxes? How much land / acres?
$1.8M is their asking price.
HOA in Governors is a monster, but it's got 24/7 gated and manned security, resort style amenities. Buy in for the neighborhood is $30K (paid by this builder), an extra $5K if someone wants access to golf. There is a $2.5K initiation fee to the HOA. Yearly, the HOA is $3200. Current club membership dues are $295/mo. If golf is added, dues are $495/mo.
Property taxes will run about 1% of sales price per year. So $18,000 for this house is the estimate.
Land is roughly a half acre.
Any other questions? :)
Primary bedroom is small
No doubt! It's definitely on the smaller side. If you haven't already watched it, let me know what you think about THIS home's primary suite size: czcams.com/video/srJWmJfWR2s/video.html
NO Backyard for how much? Listed for $1,799,975 (subject to change).... laughable.
No doubt that someone can find a similar house with a lot more yard for that price or less, but not commonly in Governors Towne Club.
I live locally in Atlanta. Governor Towne Club is gorgeous and very exclusive
@@ericcomfort6228 Neat, love it when locals watch! What part of the metro do you live in?
@@atlreloguide I’m in the Roswell / East Cobb area.
Everyone has a preference also more land means more cost in upkeep and maintenance some people rather not deal with it everyone has a different need and preference
open room up add another bath
So take like half the space, make it a full bath, then rest be a closet and convert the jack and jill bath into a private bathroom for the other room?
@@atlreloguide That's a good idea that's what would do!
Yeaaaah I’m more in the 350-400K range

👍🏾🤗
What do you love best about the house?
Imma pass. It’s Georgia.
Don't like Georgia?
Definitely not an efficient use of space on 2nd floor and that laundry room on on 1st floor fits what washer and dryer lol 😅
It definitely looks like a small space on the main level, but it'll fit a standard front-loader style washer and dryer.
Two trends I don't like. Dining next to the front door. Dipping the entire office in dark paint.
I don't disagree on the location of the dining room. Even with a butler's pantry, walking all the way from the kitchen to the dining room with food in my house would leave a disastrous trail of spilled food everywhere 😅At least paint can be changed when the trend dies, the location of a dining room, not so much.
@@atlreloguide Speaking of the butler's pantry. That's another useless fad IMO. Let's put part of a kitchen right next to the kitchen. That's valuable space I would use elsewhere. And the outside living room right next to the indoor living room is also weird.
Okay, done ranting.
Beautiful home but not a fan of ship lap and that farmhouse look.
The farmhouse style has been done for a while now. We're starting to see it trend away just like those grays are on the outs.
I hate new homes and would never purchase one. I love old homes, with separate, well defined and distinctive rooms. I do not like open floor plans. My home is a lovely bungalow that was built in 1902. It has beautiful hardwood moldings, throughout, beveled glass French doors and many other beautiful unique features.
They sure don't build them that way anymore!
I have an open concept house and don’t care for it after living in it for 3 years.
@@BiggCope I hear you! I live in a very traditional, cut up house, and so I feel like there's a happy medium in the middle somewhere between open concept and a design that allows people to spread out and have spaces of their own outside of bedrooms too.
Thank you! I agree. I love the separate rooms in my house.
@@BiggCope I'm house hunting soon. Why no open concept? I do prefer sinks at a window if it is open concept as I don't want to see my center island sink with dishes. I rarely use a dishwasher machine. I may not be the best candidate for open concept either.
Some of the space in this house has been used so badly. Instead of that tiny laundryroom with the larger useless room off of it, give the homeowner a large laundryroom, with cabinets that have pull out hampers, a sink, long counter for folding clothes and continue with the same flooring throughout. Laundry having a different floor looks bad. That big room with the useless mirror could have been a sitting area for that bedroom or it's own bathroom with a big closet.
Thank you for sharing your thoughts! I think a larger laundry room upstairs would have been a good idea too!
No storage in office or dinning room - butler pantry small .
For dining room storage, what would you have preferred to see?
You got add to the land lot that why it high you paying for the house and land for high price rate more money for the people who trying to buy the land off put this on good return an property taxes on this property with sell just cause it by a golf course an it got a kind of luxury an old fashioned property in this dream home just got take it how it is lady’s want that’s life of the Johnson an not bob but can’t keep it together love the location of city in Georgia but far again from the city if Atlanta just got drive a hour away from the city but you close to Cobb county a great place to live if you change your life around act like real estate not for the money an it all about family and legacy I would like this house for plan C cause plan A an B is a complex business in American 🇺🇸 so we got stay for something what people like am taxes will go low price again so the war it’s over yet keep up an pay your taxes on the houses an stop tripping make America greater again
Thanks for watching and sharing your thoughts, I appreciate it!
Big dip in the front yard, creek in the back of the house. That property is going to hold water. This means snakes, mosquitoes and erosion. Nope....
Thanks for watching and sharing your thoughts, I appreciate it!
Expensive for crack worth.
Now with less crack.
play room off laundry room
That'd be one way of keeping the toys (and sounds) confined to one space, wouldn't it?
Absolutely not with no privacy or backyard! WTF?
Some lots are better suited to a larger yard in Governors Towne Club.
I Didn't like this Tour, Was there A Pantry & we didn't get a good look at the butlers Pantry
Hi Sherry, thank you for the feedback! 🙏 I completely forgot to showcase the pantry in the kitchen. But, I did circle back around to it later in the video. Here's a link: czcams.com/video/MNYD_wEyhOc/video.html
With respect to the butler's pantry, I showed it twice, here's a closer look: czcams.com/video/MNYD_wEyhOc/video.html

Omg too much yapping and going on and on. Just some nice music and let us watch. I couldn’t finish this video.
Everybody does them differently. If that's the style of video you want, there are a ton of channels that do them that way. Cya! 👉🚪👋
I love love this house let us see this same house with a pool and how much is this house price ❤♥️🙏🙏🩸
Hi Phyllis - A pool wouldn't necessarily add value to a house since most other homes don't have pools in this community. However, the cost of adding a pool varies quite a bit depending on what someone wants. For a home like this, one could expect to spend between $75-150K easily on a regular sized pool and outdoor living space. It could be less for a smaller roman style pool. I have videos coming up of homes in Alpharetta and Canton with pools! Stay tuned :)
