    Will the retaining wall prevent a sale? This is a resale but never-lived-in home, built by Toll Brothers in Easley in 2023-2024. It is a 5 bedroom, 4.5 bathroom home on just over 3,200 square feet. If you are in the market for Woodstock GA homes for sale, then this one is worth a look. *This home may or may not have the world's biggest retaining wall.     Now that I've watched, here are my suggestions. I'd switch out the front door for something with a bit more statement with glass to let in light. All carpet would go. Flex would be formal dining. Switch out all boob ceiling lights with nicer fixtures. Definitely make the loft the fun spot for the house. Ask about planting vining vegetation or an elaborate water feature to cover up that wall so there would be interest in being out back. Hire a professional lanscaper to make it beautiful. Fence the yard for added appeal. I hope it sells to someone who will give it the love and upkeep it deserves.

      Those are great suggestions. I like the idea of removing the carpet and adding higher quality fixtures. There's a lot of builder-grade lights. Finding a way to make the wall a desirable feature is smart too. I wonder if they would need HOA approval to vine it up.

    The retaining wall is only an issue if you have younger children or pet that want to run around and play outside. For buyers without these demands it may be a plus since it’s less yard to maintain.

    With that retaining wall behind the house like that you're going to get sound reflected off of it. Not from the road above but any loud noise from the neighborhood around you may be amplified by that wall. Plus not enough yard. You buy a house like that for a yard. If you don't want a yard you get an apartment. That flex space should be used as a formal dinning area but it's also a bit small for a large family style table. Also with that wall you're going to have issues with the rain. If there has been any type of drainage done up top than when you get a heavy torrential rain, as we do here in Ga, all that water will be coming down in the back of your house. You can already see where there's Ga clay/mud running down the stones.

      There are some drainage pipes to the left and right of the wall, that drain between the homes, not directly behind it. I didn't think of the sound bouncing though, that's an interesting observation.

    I would want to see the engineering plans and what guarantees that they have for protection against landslides or any failures... and how would any future repaurs be handled
    that lower section could have easily been a covered garden or seating area due to the fact you basically dont have a backyard

      There was definitely a missed opportunity to tier it out and create a living space on that lower section.

    The rust stains from the rear retaining wall after such a relatively short time are a very bad sign. Plus, retaining walls like that are prone to eventually become damaged and may need expensive repairs. I suspect that Toll Brothers built the cheapest retaining wall they could, rather than building a more robust wall.

    I like this house and I would use that bonus area as a formal dining room... The retaining wall is a huge let down; there would have to be a huge discount for me to buy (LOL😅🤣😂 If I had the money to relocate and buy a home in GA)...

    It would depend on the age of the homeowners to determine the flex space use. .. Formal dining would be my choice...Other options are available upstairs..Media, craft, office, gym, playroom etc ...

    I could be down for the retaining wall if its possible to add stairs to it in the center to make the upper level usable... Might be a cool spot for a outdoor table/grilling area.

      With a retaining wall that high, you'd need an outdoor elevator. Unless you mean that first step up with the railing? If it were just a little deeper, that'd be a cool spot for a grill/table.

    Beautiful home but the carpet is a NO. Wood floors throughout. The retaining wall is not necessarily a deal breaker for me.

    Who is responsible for maintenance of the retaining wall? Retaining walls can be expensive to maintain and they certainly do not last forever. If the retaining wall is owned and maintained by the HOA then it’s less of a factor for me.
    If it comes with the house then it’s definitely a dealbreaker for me, especially being so close to the house.

      That's the big question mark here. I don't know for sure if it's on common HOA grounds, or on this home's parcel.

      @@TerenceRichardsonTours If you know the address, you can go to the county property website and see the lot lines. Also, some real estate sites will show lot lines overlayed on a satellite view map if you have the address.

      They can be used for a number of things. Erosion control, stabilizing land/slopes, improving drainage, supporting structures, and in some cases for improving the look of something.

    Honestly, I think the house is overpriced for the fixtures and finishes. These are still pretty builder grade finishes and for $895k (current price after $30k price drop) I really expect a little more customization. My home shouldn’t look like a DRB home

      I agree about the pricing. Toll Brothers have one for sale in the community for $868,000, similar square footage, plus a basement and no retaining wall. These other properties that are for sale in the neighborhood by owners are simply showing how great value the builders offering is. Not to mention, the Toll Brothers incentives.
