    I have lived in Hungary for 34 years-both in various parts of Budapest and in the rural areas.Always take someone with you who like me speaks fluent Hungarian and knows the area or at least can make enquiries with the locals.There is a central registry which shows the ethnic make-up of all towns and villages in Hungary which is a good place to start. There are many ethnically German towns and villages which are superbly well kept and crime-free.If the village or town is for the most part populated by ethnic Hungarians the you should be ok.If the property-like this one-is extremely rural there will be difficulty with the maintenance whilst you are not there-grass cutting,heating in winter so pipes dont freeze etc.Better to have a key holder who can keep an eye on your property for you just for peace of mind.

    DO NOT BUY IN COLOMBIA FOR INVESTMENT!!!! I live here and these numbers of ROI are not true. You will NOT get these ROIs in Colombia. About 80% of foreigners who come to Colombia sell after a very short while....and they sell at a loss!!!!

    The prices you mentioned for the plots, does that include water supply, septic tanks (or fees for connecting mains), electricity connections, fences, gates, optic fiber? The construction costs you mentioned, does that include furniture and appliances?

    Hello. Well, at 16:44, when you calculate the Net yield of the first house, you forget to mention the tax on rental, whether it's Airbnb or not, so it is not exactly net yield yet, is it? You have to substact rental tax, which, if I'm correct skyrockets as high as 35% of the gross revenue (as they don't care about your intermediates) above 12 K€ per year. And that puts a big dent in your estimation...

      @@TheWanderingInvestor Understood. In that case, is there a model allowing to avoid this heavy rental tax? (15% up to 12 K, then 35% above...). Because for an individual, as it is, it drops the yield from 9 to 5%...huge issue on a potentially interesting project.

    A couple of things worth mentioning: prices are very negotiable, water is usually included in HOA expenses, and you can rent to foreigners by hiring a guarantor service (Alucerto)

      @@TheWanderingInvestor Thank you. If so then the project in Paraguay is a much more attractive alternative, at least for me. Not paying tax or just a little is a great advantage but then why would you want to save up a lot of money if you can't even spend it on a small island where there are just a few shops that sell basic items. I see a bit of contradiction here. I am not only a libertarian but I firmly oppose authoritarianism, including all sorts of restrictions whether perceived as justified or not. Sark is much closer to where I live but the project in Paraguay is a lot more fascinating for all the various reasons. Even though I dislike all military stuff, I very much like that in Paraguay anyone can own guns. Cash is freedom and so are guns.

      That may be a good and a bad thing, depending on how you look at it. Buying or building anything in nearby Croatia is a lot more expensive and it’s already more developed, so less investment opportunity.

    2 to 3 years it will still be empty, this sales guy is delusional. Project delays are rife, economic issues, most ppl cannot afford to buy. If u should invest in cairo, then sheikh zayed is probably the best as its close to all the new musuems and has the new airport for tourism.

    I´ve been working in paraguay for more than 10 years. Here is my take, for those who are thinking about living here: Pros: Lots of nature, vast amount of land at a reasonable price (depending on the region), somewhat affordable (depending on the region), guns for self defence are accessible, somewhat stable political and economical environment (compared to the old 1980´s). Cons: Risk of violence (depending on the region you have drug trafficking, epp militia groups, regular perps), lack of modern infrastructure (if you are coming from a developed country), generalized corruption (all levels of government), cultural idiosyncracies (I cannot stand some of their cultural habits). Summarizing, I think it is a good idea if you are retired, with some money reserved (dollar and euro goes a long way here), and you are looking for isolation in a rural land (preferably in one of the mennonite settlements). If you are looking to open a factory or bring an innovative business here, there is room for growth but it has to be with brazil and argentina in mind. Paraguay has a relatively small population that are mostly low income, so selling anything to them needs to be low cost/big margin/credit system.

      They have gone down a bit in reality. Since this video was filmed, municipal taxes and construction costs went up. The numbers now are closer to 40%

    As a developer and buyer of these sort of apartments in Paraguay I can assure you everything that has been said in this video is true. One thing that you could have mentioned is buying these sort of properties "al pozo" which is buying from the start of the development of the building. In this case you can pay in installments and cheaper than when the building is finished. I develop duplexs and buy apartments to diversify my portfolio and to keep up with inflation. Not realy to make money quickly. Nice video guys.

      3 hours Herceg Novi to Ulcinj with no traffic. 20 minutes to the beach or a decent town is quite OK I’d say. Land would be a lot more expensive closer to points of interest and harder to find.
