250k for a house in Playa del Carmen is not bad. The return is good also, because in 10 years that property will be more expensive. The best is that you own the land, in the future you can make a modern building/house.
It can go both ways. If IS economy slows Mexico will be hit hard. Just like during first year of Covid.

I was recommended your channel a few days ago, I've watched quite a few videos since. I own some rentals in the US, and LOVE your videos, thanks for making them! The video quality is high and more importantly it is chalk full of content. Your analytical style and thesis about keeping in good areas, liquid markets and price points, makes achieving your goals a lot more likely thank failing or losing capital.
Do you have any advice for someone who is interested in this kind of thing but has a family? Traveling a lot is difficult with little ones.

No matter how good you think you know each other its always best to buy alone. I wouldn't ever want a partner no way because things always go sour in the end. Business is a cut throat world.
It is good for foreign people coming to Mexico en make that kind of investment which affect the local people. It is something and hope soon the goverment can control and those properties do not become expensive for locals. We are waiting for mexican lawmakers to fix thaf and hope soon.
This is a good deal. How far down 5th are you? After passing Calle 50 it gets sketchy. They're building a lot but you must make sure no one is building in front of you which obstructs the view.
Lol. NYC prices. I was renting a studio a block from the beach in Colosio for $5000 pesos. $550 US for a room that's what you pay in the Upper West Side.

Whats nice is that you have a home Depot down the road. Obviously you guys dont need advice but i would definitely rent two of those units on Airbnb or on booking. You could easily get 50$ a night or more if you really make them nice
Seems like a fun place to live for 550 bucks a month, especially if you work online. I wonder what the rate of return will be after all the cost and stuff like that.

Sorry… not impressed… lots of “if” and “maybe” - No view what so ever…For $ 260,000 - you can still get a nice 1 large or two bdrms condo in FL - by the beach and/or intercostal - and easily get $3,000+ a month - year round - because resorts and hotels in the area charge $500+ per night - and are booked to full capacity! Even After your HOA and taxes you still have a nice return - on one unit! Best part: because it is actually BY the water - value grows by very high % - every year!! Stay local - find a bargain - still out there 👍 You two - good luck - Please come back in a year or so… prove me wrong…😏🙋♀️

@@TheWanderingInvestor Coconuts aside, it looks like a real winner of an investment - congrats! (I'm sitting here in L.A., just marveling at $100,000 to add a floor and multiple units. Not to mention the $200/year property tax!)
I was actually hit on the head by a falling coconut in Puerto Rico. It knocked me to the ground but there was no permanent damage that I know of.

Unless value of this property skyrocket this is not good investment. 8% return is nothing special. And almost 100% projected occupancy rate is super optimistic.
Yes you might be 9 minutes to the beach but the beach is full of seaweed that smells and looks really bad. The clip in the video shows it all. I just came back after a 5 week visit to PDC and I will not go back. The smell was so bad on the beaches most days. I liked the city but not the beaches.
The beaches around town aren’t the best, especially since the growth and now seaweed. Plenty of nice beaches close by though.
Next time research the season. 😂

You guys get excited by an 8% return 😂😂😂. 8 % + the hassle = poor investment. And u bragg about it in CZcams. Doing a fake CZcams "We bought this" would yield a better return in payouts on multiple platforms 😅😅
