I lost over $70k when everything started to tank. Not because I was in an exchange that went belly up. I was just stupid to hold and because that's what everyone said. I'm still responsible. It just taught me to be a better investor now that I understand more of what could go wrong. It took me over two years of being in the market, I'm really grateful I found one source to recover my money, at least $10k profits weekly. Thanks Natalie Strayer...
Can I set up a Trust and apply/qualify for a mortgage bond?
FYI: Your written equation and stated (verbal) equation are different. I.e., the "x100" should not be part of the denominator.
Absolute nonsense. I had an agent place an inappropriate tenant without my signing the lease and when the tenant stopped paying a couple of months in there was zero legal recourse. No proper employment checks .. Congolese asylum seekers. Two years of eviction proceedings through Covid
I'm thinking of going for low income location where maybe I can purchase property for around 250k-300k
And the answer is?
The wrong tenants
Haha I laughed when you said you are going to make R100k before the end of the year with the R20k. I'm also a trader (but a crypto trader) and have been doing it for 4 years now and as Renzel below said, it's veeeeery hard work, lots of stress, sleepless nights, consistently connected to news, the economy, trends, ect. continuously doing technical analysis in the 4, 1day, 1 week candle time frames with different trading platforms, trying to figure out the movement of the market and next possible targets. And then only will you start to see patterns and next Fibonacci targets and will then start to make money, but this does also not say that you will be caught that one day and loose all of it again. It happened to me alot and I can say that I've lost almost R300k in the first couple of years and i'm only starting to regain the lost money and i'm not in profit yet. But as they say, trading is a lifestyle and if you keep on going then only after 5years plus will you start to make money. So good luck. :)
Thanks man , appreciate your comment. You make some valid points. It's definitely not easy, i have done really well with swing trading because I dont have to follow the market so closely. R100K is the goal my brother. If your goals are not big enough, then you might never reach any success. It will be interesting to see how far I get in the second half of the year, so make sure to follow a long
1% rule

I don't know, maybe I am wrong, but I feel like buying property through a company and placing your shares under a holding trust is a better option for reducing taxes. In a company, there are many ways to reduce your profit through expenses and allowable deductions, like Section 13. Also, if you are using a trust, can you get funding from a bank? Is it as easy as getting funding through a company?
I was thinking of opening a StandardBank account because they are crypto and blockchain forward thinking. Being partnered with headers hashgraph. Since my business evovles around crypto, this logically makes sense to me. Their app also looks well polished compared to other banking apps. What do you think?
Great video as always. Btw where did you buy that Cashflow light?
Thanks man appreciate it. I had it custom made by a company called " Lumen Lazer"

Made R70k today alone with Sasol.
How did you do that? Well done
@@DhiviBoyyou start with R7 mil. 😁
Trading is incredibly difficult. As a full-time daytrader myself, it took 3 and half years before I became profitable, before then I had lost 100K+ in those years, lots of stress, sleepless nights, extreme hard work backtesting etc. Mentors would never tell you this dark side because they want you to join their "99% accurate signals" and pay them money, 99% of those "mentors" don't have a clue what they're talking about, they're "marketers" not traders, most real traders aren't on Social media like that, they keep to themselves and make their money quietly.
Absolutely, it's really not something your averags guy can succeed in. It takes a lot of skill and a lot of experience. Thanks for sharing a bit of your back story. It's always fun to hear testimonials. Thanks for watching and for supporting the channel.
I agree to be profitable you have to be disciplined and have atleast year or 2 experience. Its difficult but not impossible.

I will never give rental agents 10% of my money for EACH of my three properties. That's madness. They often make mistakes by selecting the wrong tenants who don’t pay after a few months. I’ve seen it with my own eyes. I place my own ads on Property24, vet my own tenants, and interview them myself. I also handle my own lease agreements and maintain the properties myself. Put in the work, guys. Don’t give your money to these people when you can do the work yourself. PS. I have a full time Job
Just found your channel. Great job. Can you tell me if it's possible for the rates price in Rosebank Cape town's houses which are almost the same size? To be way way different. Like difference to be thousands?
It can be, depending on the zoning. It's also based on the valuation of the property. It can be a couple of things.
Hi Louis, can I please chat to you a bit about the refinancing. You mentioned something about paying the money back to the access bond? Where do you get the money to pay back the access bond? And how do you use that money on the next property?

Are you perhaps able to share your dividends received for the 1nvest SA Property ETF?
I'll try and find them. Dont know exactly how much it was to be honest. Im not too big on dividends.
Why the heck am I paying 15%😢
Damn thats really quite high 😳

Would you advise someone to buy a house for rental in the location( township)?
If you can generate money, why not. But with that said, I dont have any experience with rural investments. I would consider speaking to someone doing what you are trying to do.
I am pre-approved but I fear jumping in so many what if's... how can i overcome the fear?
Well done. Just make sure you educate yourself. This channel is a great starting point.
Key deduction, capital allowances. I am not sure if it applies for individuals as well
Which rental agency is the best based on your experience?
Unfortunately, its not a one size fits all situation. I would advise meeting with many people and deciding from there. You will have to a bit of research. I would start with the big names like Pam golding, seeff, remax etc.
This is really informative!!!Thank you
Thanks so much for watching 🙏🏻🙏🏻
Western Cape prices are crazy. Can barely get a 3 bedroom 2 bathroom house for under R2.6mil to R3.0mil. We bought a 2 bedroom house in a secure estate two years ago for R1.8mil. It is now worth R2.2 mil minimum. Also the bond went up by R5k pm since we bought due to interest rates increasing. Though expensive we love our home and have made it super efficient. We don't use grid electricity and very little water. And it is absolutely secure with patrolling guards, cameras, and good neighbors. I work from home and leave the doors open most of the time without any worries. And this to me, is priceless.
Thanks so much for sharing. I can just imagine how much satisfaction it brings to live in comfort. The Western Cape market is so expensive. It's really difficult to find good deals for decent prices.

@louisreynhardt thank you for the link. Your formula at 02:51 has 100 as the variable product in the denominator and not the whole.

Hi Louis, I love the content. What is your opinion on TPN? They seem to have a great setup on vetting your tenant and also great rental contracts.
Thanks my friend. Appreciate the feedback. I love TPN and I use it almost every week. They have great all round tools so I will definitely recommend using it. I also use it for credit checks etc.
7200 on a 20k salary. nah you cant afford it. theres still too many expenses there. youll practically be living hand to mouth.
Absolutely, thats why its really important to buy the rught type of properties. Not properties that will cost you money.
Sir I have been learning about property investing, when I was 17 so is it possible to start doing it at age of 21
Absolutely, the sooner the better !
hi is it possible to get the template you use for the excel sheet
Absolutely, you can pop me an email at louisreynhardt@gmail.com
Investing is shit.
It certainly can be 🤣🤣 its definitely not easy

Are the dividends for the REIT that you invest in paid per share or is it a fixed payment no matter how many shares you own?
Yes its paid per share, so the mote shares you own the more you earn. What if come to notice is that the yields are different every quarter. It's just worth considering.
@@louisreynhardtso that would be R95.03c per share that you receive quarterly? That’s quite a steal, or am I misunderstanding
I left the stock took out everything and moved it to crypto 😮 that was in 2021 oh boy what a ride in has been , first year i was able to turn R100k into R500k . But problem is i became greedy and never took any profits , if i tell you i lost almost everything in 2022😂 that R500k went down to R30k within a month, i cried everyday . Now im trying to get it back to R500k so i can cashout and move back to stocks…. It seems impossible but atleast its now sitting at R160k … i would never recommend crypto i wish i never left stocks😂
Thanks for your comment and for sharing. I think it comes down to fear and greed. I hope that you can succeed in the stock market in the coming years 💪🏻
Totally agree with you people need this knowledge and why
Thanks so much 💪🏻💪🏻
S&P500 averages 10.5% in the long term, not above 20% so this is not too accurate. Gives false hope to investors.
Thanks for your comment. You are right. That is the average over 100 years. In the video, I said it was the return based only on the last year. It's not an average. There's a difference. False hope is created by the lack of knowledge.
@@louisreynhardt its actually the return over the past 20 years which is relevant to most investors watching your video. The example is flawed and should be improved but yet you seem to deflect and blame it on "lack of knowledge" of the viewer rather than standing up as a creator and educator in the South African personal finance space and holding yourself to a higher standard. It makes those that do know something about investing become wary and diminishes trust in what you have to say. How are we to know now that the whole point of this video was to sell the dream of a yearly 26% return on investments to people who don't know any better just so you can make some money on them signing up with your affiliate links. Its still a good message for them to hear, but its the principle of the matter. P.S. This comes from a place of wanting the best knowledge out there for Saffas as we need to be informed on topics like these. But if YOU KNOW better, then YOU DO better. Unless your only concern is to make money from this and not actually help people, then fairs.
@markeberhardt175 you are missing the point fo his video. He never said you or any one can exoect that type of returns. Haibo. He merely stated the facts. Your comment is flawed. You cant simply watch one video and base all your investments on that one video 😂😂😂
Question...which site can I view auction properties or abandoned properties, I've been trying to find but can't find proper sites...
You can google auction properties. You can also consider bank mandated sales. You can search for properties that is listed with banks on Property 24. Then you can click on virw all listing of this agent which will show more simmiiliar listings
Dont forget you also need life insurance and property insurance
Absolutely, thanks for adding it to the comments 💪🏻
May I ask why one needs life insurance?@@louisreynhardt
