I have a low-mid property and a high end property. The operational costs for a big property and its management is a struggle. Re-tiling and painting a 2 bedroom property vs a 5 bedroom house is much cheaper. Going forward I'll focus more on the low-mid end property.

Ironically I focus on low to mid, my properties are in the R1.5M range however all have multiple cottages.... Meaning slightly smaller risk on a single property.
Maintenance I find still needs a reasonable bit, however you get gains based on maintenance as insurance and bulk materials makes a real difference.
I never thought of R1.5M as higher on the range rather R2M as that barrier

I like lower income properties with high demand and high value. Unfortunately, I dont know the area, so you will have to do your researchm but generally close to a varsity should work 💪🏻💪🏻
Between low and high end market, which tenants are the most problematic? In terms of paying rent, maintenance of the property,. And lastly up to how much can be classified the lower income group market?
Great question, I think the majority of the time, lower income earners tend to be more financially unstable compared to higher earners. But you get great lower income tenants, and you get terible high earning tenants. Each individual has their own credit history, so its important to analyze it before you place a tenant. Based on statistics, lower earners tend to default more.
Every area also has a different low and high class market, so you will have to research your area 💪🏻

Great suggestion, I do not own any commercial or industrial properry, but it can be a good investment. I would stay away from office space in general, but retail and industrial can work. I'll look into making a video about this. Thanks for the suggestion
