The days of buying vacant land by the sea for cheap are long gone. Especially in the Western Cape.
My parents bought an Elandsbaai plot in 1989. They regret ever selling it in the 1990s 🤣

Hi Louis! Regarding the trust/company and personal purchase of property, you've spoken a lot of the benefits of purchasing in those structures.
When it comes to a first purchase (residential not investment) does the same go in your opinion?
Is there any situation you think a personal pur hase is better ie. purchase of a primary residence...
Great question, but no, buying any property in your own name is not wise.
If you want to buy it with cash, I would suggest using only a family trust, but the advantage compared to the cost and effort far outweighs all the cons. Its absolutely worth it to setup the right structure. Let me know if you need a recommendation of someone to help you with the structures 💪🏻

It depends. Normally, cash would be best. Banks dont fully finance vacant land, so you will have to have some sort of deposit.
Approx 40% deposit required
I seriously considered buying land in a township and renting it for shack purposes, and appointing a local in the area to manage it for me.
Jono, your idea isn't bad at all, except that you should consider well designed and quality built bachelor units rather than shacks.
