If you can't sell for the "market valuations" (true for all their properties), then the market valuations are inaccurate and deceptive. Thus I'm starting to dump my easy properties during auctions.
True , you cant take value increase as a return... during auctions you wont even brake even
Agree, dumping mine for the same reason resulting in a loss, else you can’t sell
Thanks for sharing. The auctions are great for buying and not really for selling. Its supply and demand. But i prefer other options over EP .

So ive been investing into this for some time. Ive invested R20 954.9 with a valuation gain of R2 702.93 and divident pay out of 701.06. over roughly 2 years this takes me to 8.1%. this is a little average for me but a lot of the properties have not gone through evaliation yet so the % including 1 on anne property which ive held for a year with no evaluation change and i asked easy about and got no response. I will continue to invest as I believe over the 7 year holding period it will be worth it hopefully breaking 16%.
Lastly i think its a great model that they use a large some to negotiate a discounted rate for the properties. This already gives an advantage to investers however my only question is how do they guarentee the valuation change? If the property is to be sold after 7 years what guarentees them the price for these properties that will give the money for the valuation change on my profile?

Thanks for watching and for sharing your thoughts . I agree. I think over the longer term, once the properties are re-evaluated, the capital gain does make a big difference. We will see how it plays out at the end of the investment term. Thanks for your comment.
In my opinion it's better to take that money and start a business. As great as these percentage gains are, the actual amount gained is tiny. You need to get into this with millions to see realistic returns.
this is the age old debate, aint it?
There are those like you who see returns like this as too little or takes too long so you will 'risk' the money rather for a possibility of generating MUCH more.
Those that are risk averse see that it will most likely take a couple of failures before you make a successful business, so they would rather save the money and let it compound.
I do not think there is a right or wrong answer because there is more to it at the end of the day and my personal opinion is that life is so RNG that anything can happen, really
@@w0ngky Depends on age. If you are still young (under 35) then the only thing you should be doing is trying your best to start a business. When you are young, you can take risks. The cost of failure is small when you still live under your parents roof and don't have kids etc. Start that business man.
Just factor risk in your comparison(given that most businesses fail). I invest in shares, physical properties ( I have invested in EasyProperties as well but will not be increasing that significantly) and I have my own busineses. All do all that to mitigate risk and to diversify my portfolio.....

Easy Properties is deceptive. My valuation gain was over 20%, but when I tried to cash in, I had to sell at a loss at auction. Only one-third of properties sell at breakeven. Worse investment ever. What's the benefit of gains that you can't withdraw. I will stick to equities.
Thanks for sharing. The auction process is more focused on buying and not selling. Its supply and demand and most sales will result in a loss.

That actually sounds pretty decent and promising, I have made very little on mine but going to give it a bit more time. I see they are also auctioning industrial properties waiting for the auction to open for the Stellenbosch one later this week

Are you perhaps able to share your dividends received for the 1nvest SA Property ETF?
I'll try and find them. Dont know exactly how much it was to be honest. Im not too big on dividends.
they currently have some properties that are promising a 9.5% annual dividend, wonder if they will actually pay that
Interesting, I think it will be closer to 7% at the end but who knows.
@@louisreynhardt even 7% return for doing nothing and get some capital growth hopefully, that's not the best but fairly decent.
@khalidballim8081 agreed, its passive income and a great way to get introduced to property. But nothing beats the real deal.
