I would suggest adding the evaluated property value on the spreadsheet for some comparison. i.e if the property was going for R760k, you bought it for an offer of R700k but the real market value is R850k. Would that not sway your decision anyway or am I totally out of line?😅
Thanks so much for the support and the feedback. Thats a great suggestions. I usually just use the offer price to determine whether the ROI will make sense. Equity is just a bonus. I will consider adding the actual value in an extra tab. Thanks for the suggestion 💪🏻

Is there a chart one can look at to analyze the housing market in South Africa?
You can use platforms like TPN to get info about the general property market 💪🏻
Also try Lightsone Property report for prices but does not show rental. This SA guy also does detailed analysis his channel name is fincology on youtube
Are rates and taxes paid every month or is it just a once off yearly payment? Like in this example Louis showed, the rates and taxes are R950, is that a once of yearly payment or not?
It's monthly.

I would like to call my self a cashflow/equity investor.
If I can buy a deal with both, it makes me really happy. Equity alone, depending on the amount, can also create a lot of wealth if you understand how to use it and leverage the equity to get a better return elsewhere. This is more of a advanced strategy though
