What is the minimum ROI % you would advise, to cater even for future additional expenses e.g electricity increase, interest rates increase.
Thank you so much for watching. Thats a really good question. It can depend on your investment strategy aswell as your risk appetite. I would say to look for properties with a Gross yield of atleast 15%. I would want atleast a 10% return on student accommodation. If you are interested in the refinancing strategy we focus more on IRR ( internal rate of return) which includes appreciation, capital paydown and cashflow. Then a 10% is also a good starting point. When making calculations tou can always play around with the interest rates to see what your ROI will be.

Great question, I use property 24 to filter for example 2 Bedrooms, 1 Bathroom, 2 parking spots with atleast 60sqm. I will then add the specific area that I want to invest in, this depends on what you sre looking to buy. I mainly invest in BFN so I know the areas pretty well so sometimes I work an rental estimates. A good way to get started is to go on the "to rent" tab on property 24 and type in the property specifics that you'd like. Lets say the same as mentioned above. You can have alook and see if you can find similar properties and what they are renting for. Sometimes if you are lucky you will see the exact property . You can also use platforms like TPN to draw a area report or even speak to a real estate agent from that area. Hope this helps !

Thanks man, glad you picked up on that. I decided to leave it out until I was able to confirm the rest of the information. Normally I would not include transport into my calculations
In this case it's quite important but I understand why you left it out until further notice.

Hi Louis, I have noticed some investors try to stay way from providing Student Accommodation, I also know you don’t like investing in properties.
What’s the reason behind that?
I am a big fan of investing in property. It's the foundation of my investments.
Student accommodation has risks involved like any investment strategy. So it depends on your personality, risk apetite, and desire. I however like Student accomodation.
