A Fire Pacific service panel in a million dollar condo. Where was the house inspector?

I know in PA, if you buy a house with a Federal Pacific box, you have 30 days to replace before your insurance drops you. If you owned the home before the new rules took affect, you were grandfathered in. I work at a place with 27 very old buildings going back to the 20's. Most have some grandfather clause or another, but this is one thing being grandfathered in is not a Blessing.!
Im an electrician and where i live literally every house built before 1995 has a fp pannle and ive never seen a or heard of a house buring down they aint that bad
Since it is not a code violation to have one, all the inspector can do is make a note. It is up to the customer to take action or keep it as is.

I normally set thermostats at 125. Our code just changed here in Mass. Showers had to be set at 112 for final inspection. Now high is now 120 in tub and showers . I would get complaints the shower was not hot enough and I would return and raise the limit stop in valve .

Hey Mike, ive seen electric water heaters keep blowing off on the tmps when the stats are set different, i wonder if some of that moisture was from that happening, some people dont realize that they have to be set to the same temperature but of operate independently to maintain quick temperature recovery
Who would Set the Thermostat to 150 degrees ? Install Date was 2/02/2024. Two (2) months of Service and a Service Call. Who was the Hack that Installed it ?

It is odd to have different ranges for lower and upper thermostat. I was thinking one of them was replaced, but then you show both upper and lower replaced. Maybe upper and lower came from different manufacturers? Broken dip tube can also cause running out of hot water, but that water heater is too new to be that issue.
In my experience...many large banks wont give u a mortgage with a fed pacific panel...essentially they dont trip when they should.

Always ohm the element to ground. A cracked element shorting to water ground will overheat a tank also

Man all that money for those condos and they are probably all running federal fire hazard panels lol crazy. Surprised they get insurance. Plus side is you dont need to purchase a welder if you want to do some welding lol

We have federal pacific push breakers
The FPE Pushmatic breakers are ok, other than just being old. It’s only the Stab-Loc model breakers you have to really be concerned about. Especially if the house is wired in aluminum, something else done in the 70’s for a few years.
I am a 30 yr Union Electrician in Chicago worked service my entire life.

Nothing better than cleaning up another company’s screw up. However in this case, the water heater is the least the lady’s problems. Those 1970’s FPE Stab Loc circuit breakers are known fire hazards. Many insurance companies won’t write a home with those in place. That little room needs a smoke detector immediately. …and a new panel if possible.
It's important to address safety concerns like the circuit breakers and smoke detector first.

ok, so why were the elements and thermostat changed? was it running out of hot water before and they just parts slammed it, without thinking something in the house is using lots of hot water.
like a toilet running non-stop, fed via an anti-sweat mixing valve? then who in their right mind fiddled the thermostat settings so far off. lol
Maybe the thermostat just wanted a change of scenery and the elements were feeling left out!

Your bottom element usually gets power first. Then once it satisfies it goes to the top. Looks like someone has replaced that upper thermostat. 160° is usually the max on most water heater thermostats.

Top heats up first.
Since the water heater was already hot the bottom would have taken priority. The top would have been second. The bottom element is the worker element. The top element is just a quick recovery element. That’s why most elements that burn out are the bottom. I should have added that.
Need to set it to 150 for the dishwasher to clean dishes.
DW’s have a built in element for that issue, it’s not just for drying the plates
Maybe your dishes are going to a spa treatment at 150 degrees!

scalding hot and runs out in ten minutes, either upper thermostat is bad and overheating/not switching to allow lower element or lower element is bad and someone cranked the thermostat to highest trying to get more than partial tank of hot water. (I'll go with my second guess, bad element, top thermostat cranked). 🤣 now I'll watch and see.

The water incoming to the house in Florida is probably 50 to 60° versus here in New York 25 to 30. winter time plus I’ve been in a building with the entire building has these and everyone is complaining about how high their electric bill is plus only one person could take a shower at a time for each apartment so if someone is taking a shower and somebody opens the kitchen faucet, guess what?lol
