    The UK has been like this on housing for years with people freely allowed to move here from just about anywhere, then getting free housing and pricing the locals out

      Yeah 100% my next door neighbour arrived here from the IOW on a pedalo, and now he's living in a free mansion provided by the government and all the family have Teslas.

      @@OGillo2001 not so funny when it actually happens though. Mine were Romanian gypsies funded by Islington council in a half million pound house. Begging, parties all night and driving untaxed, uninsured cars. Before that it was Somalian terrorists, raided in the middle of the night and dragged into police vans, but hey, if you are ok then great!

    How has the golden visa inflated prices for first time buyers? Golden visa requires 500,000. The real reason is due to asylum seekers and like taking up the lower end of the market.

    I'm a Brit who works online, and I always spend Jan, Feb, and March in Nerja near Malaga for that reason. It is beautiful and warm, I swim in the sea every day. I will then go somewhere else for the summer months. Great videos as always keeping everyone travelling to Spain informed!!!!

    A Portuguese friend of mine who lives in Porto has to pay a lot for rent and it's impossible for him to buy an apartment due to the same problems as other tourist cities in Spain, and also because of the golden visa, which is off in Portugal already. He is too young to have two babies. Some laws and regulations perhaps made up by politicians and policy makers with the best of intentions have proven bad in practice. But they are always harmful to the same people, not to the few who made money.

    In the property market the squatters are also a very big problem. The legal system is slow and it could take many years to get them out, once they’re gone the house is completely destroyed.

      How common are squatters in Spain? Are there stats on the number of properties being squatted in? And why is it able to happen?

      And also when the ocupas say that they are in the house for more than 48hr and door was open the authorities can’t do anything.

    Is not golden visa of course, the price of housing has doubled in Balearic islands un 10 years. No golden VISA for french, germans and swedish. Maybe for UK afger brexit?And thats the thing, rich europeans pushing locals out. Look up whos buying, more than half are foreigners in Palma.

    The GV hasn't fuelled the housing in Spain.
    It's NLVs, DNVs, South American and EU immigration, AirBnB holiday let investment plus damaging legislation regarding inheritance tax and being a landlord.
    Who will the get the blame once the GV is no longer available?

    Hi stu and guests, belated but catching up. In madrid finding decent property under 500k would be difficult, but outside of the city i’ve seen plenty. Being retired, i can do both. If buying w/o the GV becomes the option, so be it. I’ll do the NLV in spain or the d7 in portugal. Both have been on my radar because they seem wonderful.

    The problem I think is that owners of apartments are scared of their properties getting occupied by ocupas and therefore turn to airb&b’s. The Government needs to take care of the ocupas situation like the Governor of Florida, USA did.

    I read that there have been 10k real estate golden visa given out since it started back in 2013 (Source El Pais and it showed that by far the largest numbers given to Chinese and Russians which was interesting). There is no way that alone is highly impacting the overall pricing of housing in Spain. If you add golden visas, other types of visas, the fact that you can invest here without a visa and the large amount of broad immigration and the fact that new housing starts slowed for so many years, there is no surprise that the price of real estate has gone way up. And, this is a problem globally. The GV real estate visa was started to stimulate the market, and that is no longer needed, BUT it is just populist nonsense to blame the housing prices on that specific visa.

    Stu please advise on the 8k fines as I want to come to spain in Murcia to my holiday home - had it since 1998, please help as I need to know what to do to AVOID the 8k fine and how do we go about getting the info to avoid the fine ??

    I've read that there has been limited Golden Visas issued since it was started, so it's not really going to have an impact.

    Don't get kind of language on the 9 o'clock news thats for sure. To hot these day's? Did it used to be cold in spain then in august 30 years ago remember we're being brainwashed into thinking its getting hotter and heat island affected temperatures are being used to misrepresent the actual temperatures by up to 5°

    Hi Stu., When you purchase a home in Spain, I have noticed the breakdown of fees on Idealista, a sizable tax and fees, to be paid at closing. My question is; can you expect to have to fork over such a sizable tax yearly, or is it much less than what you had to pay at the initial purchase.? BTW Big fan of your blog and your knowledge of all things "Iberian!! Keep up the good work!!

    Stu what is the 8k fine if we don’t price something or other ?? I don’t live there but have a house that I go to when I get time off work, usually a week a year - I’m planning on coming out in September but have been bombarded with news snaps of 8 k fine - what and how are we meant to get permission from police or something?

    I suppose the massive influx of EU citezens moving permanently to Spain doesn't have impact on the housing market... Spain has the fastest growing population in the EU yet still remains one of the poorest.

      Factually incorrect ,the EU member States with the fastest growing population are Malta, Checia and Ireland .The largest migrant group in Spain are Moroccans while UK citizens number 284,000.Spain ranks about 16th in terms of EU income .Those EU citizens moving permanently to Spain can do so as Spain is an EU member and is in the Schengen Area unlike the UK which since 2021 is no longer an EU member and is now treated by the EU zs a third country.

    PNV wins always but not all ways this time. Nothing really changes for practical matters because PSOE is going to support PNV in the Basque Country as PNV supports PSOE in in the Central Government in Madrid.

    Even if we take a fake American billion, then there would need to be 200 issued in her area. If it was a proper billion, then add a nought. And of course over what time period has she seen this emerging. Personally, I blame house prices in her area on Brexit, it is just as valid.
