    Hi Troy, this is the 4th video I have watched of your presentations regarding Florida. They are very informative and make me want to invest immediately with you in Florida. However, I am 67 years old and think my time has passed for being a landlord. I had 2 rental properties years ago, I sold them because of all of the aggrivation with tenants and non-payments of rent. New Jersey is not a landlord friendly state and when COVID hit, the tenants didn't have to pay rent, while I still had to pay 2 mortgages along with my own mortgage. I sold everything in 2021 and didn't look back. I will, however, talk to my son who has the real estate bug and share your links with him. Thank you for a very informative videos.....

    Troy , personally I think people are hungry for truth . There so much dishonesty and disinformation everywhere around us . I can feel like you are a honest and straight shooting guy.     My experience is that FL courts are tenant friendly. Our family company managed 600 rentals; 400 annual and 200 seasonal in Sarasota for decades. I don't own any rentals and don't want any. I prefer to own and race classic cars....

    Troy thank you for the great information and the food for thought you gave us I do appreciate you sharing your knowledge with us it does make our lives better. To give you some food for thought on the CZcams thing I am a photographer and videographer that likes to see real estate as art. You’re correct and the fact that lots of CZcamsrs give 1 just enough information to get your audience into trouble but not give me the full recipe; or they push a narrative with the facts to do a shock at all campaign to build an audience. I don’t feel myself that it’s an audience I feel it’s more of a congregation because it’s a group of believers in an ideology. Something you also may do is show A little bit behind the scenes what your office looks like what your house looks like the human element is also a factor and you live in a very nice state ,outdoors is a good place to be.     Wow, that fence looks pretty bad! I'm sure that property would look great with some work. We get offers daily to buy our house and/or property. I think they are big companies that are gobbling up homes in Florida :(

    Omg, that house is gross, we are landlords, house in southgate, lovely 1500 sq ft oversized 2 car garage, huge fenced yard, $2600 a month.

      Yes - then filed a small claims, got a judgement against them and was able to garnish their wages.

    Most of the real estate is going to crash videos are bad information. They do it for click bait to people hoping for prices to go down. Some areas close to the gulf are increasing every month. Some areas may drop but not by the beaches. A lot of cash buyers out there.

    We are selling our house (we don’t have a mortgage) to move to Florida. My husband has worked as a cop in law enforcement for 7 years and is trying to get on with the Florida highway patrol. We need to rent a house for our family while he’s attending the in house academy. Do you have any recommendations for a short term rental for a family of 7? We can pay rent in full for the length of the contract. We just don’t know where we will be sent to once he finishes the in house academy.

    People actually pay that much rent for a dump like that?! Thats horrible. Please fix it up before you rent it. If not, it makes you just another slumlord.

With recent loss of my dad, my current business (blowing up) I chose to take the path of least residence and just rent this house out "As Is" and give the renter a break. Zillow put the rent at the house at $2,400 (which seems way too much). Currently I have about 10 applications to rent the house at $1,895 ... so the market has spoken

    you bought this house for 22k. And you get enough rent every year to pay off the entire price. Is it silly to ask for that type of a deal?

    Of course you’re going to say the market isn’t going to crash you’re trying to sell to make money.From what I’m seeing the market is definitely looking to crash in the near future.

      He never said the market isn't going to crash He said the market crashing isn't a good reason not to buy. Massive difference. It's all about the long-term investment. If you're going be holding on to that property for years and years to come it's not going to matter if it's temporarily depreciating when long-term it will appreciate.
