🎉🎉🎉 Hey Troy 👋🏼 excellent video with the home inspection 🧐. I’ve purchased around 10 brand new homes and I’ve always had a home inspection done. Also one thing that I would recommend to buyers is to always use your own realtor versus going straight through the builder.
It really makes a difference in what you will get as far as protecting your huge investment and making sure that everything is done as per your contract. Glad to see you doing well in this very strange market.
Btw, I’m the Carlos who grew up in Santa Barbara. Blessings,Carlos ✝️🙏❤️😊🇺🇸

As a person who spent 58 years in Texas, to me Ceiling fans were a requirement. Always had them in the living room and in every bedroom.

Wow - no insulation in the attic - amazing! I was also surprised that there was grass growing right up to the foundation on the side of the house.
Troy, since new home contracts are always written to only favor the builder, do you have any leverage to get these items fixed before closing?

Before you close, you have a lot of leverage. After closing, its challenging to get the builder to do anything and they usually defer this to the home warranty.

Nice.. Have you ever help clients close on a home at On Top Of The World in Ocalla? What do you know about the builder?

Are the block homes mad out of concrete? What part of block homes are made with wood?

Cinder block with a poured concrete lintel - superior to wood construction

We had their inspector and ours and they still missed stuff.

This is good feedback. When I discover a poor inspector, they lose my business forever … and we sell a lot of homes

A previous homeowner in New York I sold my home last year moved here. the first apartment I moved into in Jensen Beach the new construction was wood frame and they had a corrupt HVAC system there was so much humidity in my apartment that mold began to grow in only 7weeks! as a tenant I don’t have any rights according to the lease the management company!! I’m bringing this up here because new construction only means it’s new. I want to know what rights does a tenant have in inspecting the apartment before they sign the lease? I was not given the opportunity to see my apartment they only showed me the model it doesn’t seem fair.

Thanks for sharing. I don't understand this myself. All this NEW wood construction in Florida is not the best for our climate with humidity and storms. I am not an attorney, yet if sounds like you have good cause to get out of the lease with the mold issue. Best

The issue I have with these new home builders is that they build the DARKEST CAVES for homes. Its FLORIDA! Where is the natural light? Damned near no windows in a house thats located in sunny Florida. I might as well buy in Michigan, it's cheaper and just as dark on the inside.

Problem with florida homes now they are overpriced and quality is poor, on most. Maybe on some million dollars homes quality is good, anything under $500k , risky.

6% to sell 6% to buy and you paid for the inspection $375.00 big deal you are taking your friends as you said to the cleaners.

Ridiculous - Real Estate Sales is a profession where 90% fail to make a living from. It is one of the most Competitive Professions possible, where you have to have an intense work ethic, be willing to work all the time, financially maintain a support staff and marketing expenses to work for others, on a contingency basis (not knowing if you will get paid). Those that make it in the business, do well at a great expense.
Thank you for your comment, as many people believe as you do, not being in the business. You demonstrate tenacity in being vocal with your throughs. I challenge you to get your real estate license and see if you’re part of the 10% that actually make a living in real estate sales. Best
