  • This apartment started out as a small place, but someone added a 2nd floor, private deck and a really cool staircase which might make this the coolest NYC Apartment of all time hands down.     They keep cutting up great spaces to make crappy cash grab apartments. That room with the water hookup was actually the kitchen , that's why they shoe horned in that tiny claustrophobic kitchen (saved by the windows)
    The Architect who helped design this should switch careers maybe demolition since he destroyed this apartment.

    I didn't know this apt. was on the 6th floor until Cash said it. It's gonna be a workout if you carry groceries or luggage up those stairs. And it would be perfect if a half bath is in this apt. 3 bedrooms with only 1 bathroom seems a bit lacking.

    It’s almost hard to believe that the landlord put a kitchen in a hallway and then wants to charge $7,000 for the place. Between the super tight kitchen and one bathroom that doesn’t look safe, its not a shocker that this place isn’t rented.

      How on Earth did this pass a safety inspection? This is worse than some of the super tiny ones. I know it's all about money but I would feel guilty as an agent renting this one out.

      No way can the stacking washer and dryer partially blocking the bathroom door way be code compliant. but, what do I know. I'm not in New York state. I'm in Maryland and I know that would not pass building code nor fire code.

    I love landlords that are like “this is New York City, you don’t need a living area, you should be out partying when you’re not at work or asleep!“ 😱🤦‍♀️
    And yeah there’s more of a story there than it appears. None of these apartments were originally built to have no living area. Everything’s been moved around to cram as much into this little space and charge maximum rent for it.

    I know the area pretty well, Forbidden planet is one of my fav comic book shops in NY (alongside Midtown Comics), it’s a pretty nice neighborhood but that apartment is….well, 3 bedrooms, one toilet, cramped spaces, all for $7250? 😆🙄 I know it’s NY, but come on people, that’s insane.
    Love your content, you really do these landlords a good service, hope they’re paying you what you deserve (half of those $7000! Haha). Cheers!

      If anything , the _tenants_ are paying the broker fee.
      BTW, the broker fee is 15% of the yearly rent.

    My mind is always blown by how expensive such small little apartments are in NYC. The payment on this one was almost 8x my house payment for 2 stories, 3/3, with acreage. Granted I’m in rural Georgia so it’s like a different world lol

      Exactly. It is 7x my house payment for 3 stories, 3/1.5 and 2 car garage plus yard in Rochester New York. Even in New York, the big apple is a different world.

    I would make the common area the room that has deck access. The living room could be the eating area, then the 2 bedrooms. It would be impossible to get real bedroom furniture up those stairs and through that tiny door.

    I live in NYC & if I didn’t have rent stabilized housing I don’t know how I would afford to live in this city. I have 2 bdrms, living room & bathroom paying $2,200/ monthly. It’s in a pretty decent neighborhood in Brooklyn. Have a Great Weekend & Happy 4th of July Cash & to everyone else❤️!!!

      Use the room with roof access as your living room. Put a desk by the front door or a chair and floor lamp for reading nook. Or armoire for storage.

    The "water access" in that closet is so you can shut the water off in the bathroom if you need to (plumbing emergency, etc.)

      Yes. This will be taken quickly by three grad students or graduates. They will spend little to no time in the apartment given where it is and everything to do. NYC is NOT for everyone.

    I sometimes wander how these owners obtained licenses for occupancy. To me that one is a fire hazard. Another opinion how does tenants get furniture into these locations.

      They probably drop the furniture in thru a window from a helicopter or maybe thru a skylight which they would have to create by first dropping a piano thru the roof. That sounds about right.

      Good point about the fire hazard. I've heard that the highest a firetruck ladder goes is five stories and I believe the apartment here is on the sixth floor. Not for me. I don't want to live higher than the second or third floor.

    The only viable way I could say this layout working is you just make the upstairs room the common area with the TV and couch while keeping “the common area” downstairs as the kitchen but for that price forget it.

    Last week we tried to order from that Pizzeria. Their website lets you order for pick up at 12pm. We paid walked over all excited for our work party only to be told they open at 5pm. What a let down!

    Turn the bedroom with roof access into an office/hobby room and then it is still part of the "living space" and not awkward to walk through to get to the deck. That being said I always love how you say a queen bed will fit in the tiny rooms in all of these places LOL.....Yeah, the bed and nothing else so I guess it is accurate.... :)

    Hmmm ... SIXTH floor walk-up? (Plus an extra set of steep, narrow stairs to get to the "bedroom" that has access to what you are calling the "deck"?)
    My niece's Yorkville apartment had the same kind of sliding glass door "deck" access arrangement but, for safety, she had to lock herself in at night with an iron security gate. Even that wasn't enough to keep out the burglars.
    All of this for only $7,250? No, thanks.

    The water valves let you do plumbing in the bathroom without having to shut off water to the entire building. Not that unusual actually, especially in older OR chopped up apartments.

    Love the neighborhood and the apartment. I knew what Forbidden Planet is before you because I am a big Nerd. It was interesting to me when you walked past Whole Foods because I work for them. If the apartment was more affordable I would transfer to that Whole Foods and live there. Despite the space and the rent I did like the apartment. It’s quirky in a good way. Great video.

    I've literally given up on trying to find a decent affordable apartment in NY, it's just impossible. Landlords have gone insane with greed.

      @@thesongbird2383 NYC rent prices went parabolic as the pandemic restrictions eased compared to any increase in salary or wages that one might've been lucky enough to obtain, that is, from the private sector.
      The most a company, by law, is required to pay an employee is $15 an hour in NYC. That was an increase in 2019. According to Nerd Wallet, to maintain a decent standard of living in NYC, you'll need a "salary", not wages, of around $100,000 a year. Landlords and real estate agents likely will no longer even entertain you if you show them your wages... Overtime isn't consistent.

    NYC never ceases to amaze me with the strange configurations of older apartments! Prime area equals high rent but I'd expect a second bathroom or shower room for that money. Greedy landlords at it again! Would work much better as a two bedroom by making the upper bedroom a sitting room. Gaining access to the deck would then not be a problem as I certainly would not want all and sundry walking through my room and out of the window! Yes window, it's not a door which makes me think that the deck is not legal. It's also on the 6th floor so I'd never get there! C'est la vie Cash!

    I live in a luxury building at South Lake Shore and Hawthorne in Chicago.
    My apartment is 1050sqf with three bedrooms 2 1/2 bath a living room with floor to ceiling windows giving a unobstructed view of Lake Michigan a decent sized kitchen and a dining area.
    I also have a parking space in the garage.
    My building has a gym and a swimming pool.
    I don't pay anywhere near that in rent.
    My building also has a door man.

    Besides the outside space, that'd be super tight for roommates. Maybe you're a power couple and use one of the bedrooms (upstairs) for the living room. Hopefully that couple is saving for a down payment on a house. Great content as always!

    For the price of one months rent, I can pay my mortgage and assessments for almost a year. That rent is crazy for what you get. But that is NYC. I’ll just visit.

    Cool apartment! The water access is the closet in that last room? I think that was an access point to shut the water off in the bathroom. You know, the kid sticks their ball/truck/dolly in the toilet so it can go to the beach and it clogs the toilet- the kid flushes and water is all over the floor and keeps pumping out and the realtor on the floor below you is going to kill you then RUN (don’t walk!) to that closet and turn the water off as your life is flashing before your eyes. You will become familiar with these scenarios in another year. In the meantime, give your wife an extra kiss when you get home for watching Violet like A HAWK when you are working. So says a woman who raised her kids on her own. The access was to shut the water off in the bathroom.

    I’ve been binge watching these videos since I stumbled across them and this one was so outrageous that it moved me to comment. Everything is ridiculous! I didn’t see anything about the apartment that was worth the rent being asked for it. Not one single thing. Cash is awesome as always, thank goodness.

    Cash $7,200 is insane for this small space. I get it that it's peak market. Wow, it seems way too expensive. I actually don't mind the layout. I'd want the bedroom with the patio!! 🙂

      But what's driving the "peaked" market if they're chopping up apartments to get more money, Manhattan is mostly dead now (comparatively) and dangerous and people are leaving it in droves? It doesn't add up.
      I'm starting to think it's just a marketing ploy

      @@MissCane9 Yes with Manhattan not nearly as busy as it was pre-pandemic how can the rental market for apartment suites be at peak market - and so overly expensive? Great point C.M. I didn't even zoom on to that thinking!! In a slower market and with many areas still slow in the city - what justifies such a high price for rentals?
